    The Property Manager is responsible for maintaining property rentals by advertising and filling vacancies, negotiating and enforcing leases, and maintaining and securing premises. We are looking for a Property Manager to be responsible for the direct management oversight of assigned residential properties. Responsibilities: • Resolve tenant complaints to satisfaction and in accordance with our high quality of property standards • Advertise vacancies, obtain referrals from current tenants, show units, and showcase advantages of locations and services to help obtain new tenants • Monitor all new prospects and incorporate findings into marketing campaigns to help increase company growth • Oversees all on-site operations and maintains vendor relationships to make certain all aspects of the property are running smoothly • Facilitates resident move-ins/move-outs by negotiating leases, collecting security deposits and processing applications to ensure a smooth process Coordinates and manages all facets of resident move-ins and move-outs, including processing applications to ensure smooth processes. Researched local rental rates and calculated costs so pricing is in line with current market conditions. Resolve tenant complaints to satisfaction and in accordance with our high-quality property standards. Coordinate and oversee on-site operations, including budget implementation, vendor relationships, contractor workmanship, rent collections, accounts payable, etc., to ensure smooth operations of the property. Oversees rent collection, schedules, and keeps track of expenditures to help ensure financial goals. Enforce lease agreements and handle rent collection, late notices, and evictions when necessary. Oversee maintenance and repair work, ensuring timely completion and tenant satisfaction. Address tenant complaints and resolve conflicts promptly and professionally. Stay updated on relevant laws and regulations, ensuring full legal compliance with the Texas Property Code. Work with vendors, contractors, and service providers to secure quality services at competitive prices. Communicate regularly with property owners, providing updates and performance reports. Qualifications: • High School Diploma or GED required • Some weekend and evening hours required • Enjoys meeting people and takes pride in providing excellent customer service • Excellent computer skills, including Microsoft Office Education & Licensing High school diploma or equivalent (required)Texas Real Estate LicenseProperty Management Certification is a plusKnowledge of local, state, and federal property regulations and landlord-tenant laws of the Texas Property CodeExperience 2+ years of experience in residential single-family property managementProven track record in leasing, tenant relations, and portfolio managementTechnical Skills Proficient in property management software (e.g., Propertyware)Strong computer skills, including Microsoft Office Suite (Word, Excel, Outlook) and Google applicationsProficient with online listing platforms (e.g., MLS, Zillow)Key Competencies Excellent communication and interpersonal skillsStrong problem-solving and conflict-resolution abilitiesOrganizational skills and the ability to manage multiple properties or tasks simultaneouslyAttention to detail and commitment to quality serviceAbility to analyze rental market trends and recommend pricing strategiesHandling lease agreements, renewals, and tenant move-ins/outsManaging rent collection, delinquencies, and evictionsPersonal Traits Professional and reliableCustomer-service orientedProactive and solution-drivenCoachable and willing to adapt to new procedures or feedbackAble to remain calm and effective under pressureDependableBilingual in Spanish is preferred Compensation: $50,000 to start
