The Property Manager is responsible for maintaining property rentals by advertising and filling vacancies; negotiating and enforcing leases; and maintaining and securing premises. We are looking for a prudent property manager to be responsible for the direct management oversight of assigned commercial/residential properties. Responsibilities: • Coordinates and manages all facets of resident move-in and move-outs including processing applications to ensure smooth processes • Show units and generate excitement from prospective tenants to ensure all units are leased in a timely manner • Establishes rental rate by surveying local rental rates and calculating overhead costs, depreciation, taxes, and profit goals to ensure fair and competitive pricing • Prepares annual budget to help make sure financial objectives are met • Coordinates and oversees on-site operations including budget implementation, vendor relationships, contractor workmanship, rent collections, accounts payable, etc. to ensure smooth operations of the property Qualifications: • Must have a valid Real Estate License • Past sales experience is preferred • Some weekend and evening hours required • Ability to use computer programs such as Microsoft Office • B.A. preferred, High School Diploma required • Exquisite presentation and negotiation skills Compensation: $70,000 yearly
