We’re looking for a proactive Residential Property Manager to oversee day-to-day operations, ensure tenant satisfaction, and keep properties running smoothly. This role is perfect for someone who can balance administrative tasks with hands-on problem-solving, all while building strong relationships with owners, tenants, and vendors. As our Property Manager, you will be the primary point of contact for owners, tenants, and vendors. From coordinating move-ins and rent collection to handling maintenance requests and ensuring compliance, you’ll play a key role in protecting and growing the value of our properties. You’ll also maintain accurate records, manage Rent Manager data, and support tenant retention initiatives to create a seamless and professional experience for everyone involved. Compensation • Base Salary: $50,000 - $60,000 annually • Benefits: Health & Dental Responsibilities: • Act as the main contact for phone calls, emails, and tenant communications. • Manage tenant correspondence: move-in/move-out logistics, rent collection, billing, landlord services, and incident claims. • Coordinate and track property maintenance, inspections, certifications, and work orders. • Maintain accurate lease files and property records. • Support tenant retention efforts, ensuring satisfaction and timely resolution of complaints. • Conduct move-out inspections and manage deposit releases. • Oversee vacancy tracking and leasing efforts in Rent Manager. • Liaise between tenants, owners, and vendors to ensure quick resolution of issues. • Ensure compliance with local, state, and federal regulations. • Maintain updated data in Rent Manager, including tenant, owner, and leasing information. • Create and manage supply lists for office and property needs. • Ensure safety compliance by correcting unsafe conditions promptly. Qualifications: • 2+ years of property management experience preferred (not required). • Familiarity with Rent Manager or similar property management software is a plus. • Strong time management, organizational, and communication skills. • Ability to work independently and collaboratively in a team environment. • Problem-solver with a hands-on, decisive approach. • Licensed in Washington, DC (preferred).
