    About the Role

    We’re hiring a hands-on Property Manager / Community Association Manager (CAM) to support an HOA community with high standards for inspections, enforcement, vendor oversight, and board support. This is a field-forward role for someone who is organized, consistent, and comfortable driving accountability.

    Key Responsibilities (include, but not limited to)

    Conduct community inspections 2–3 times per week to monitor common areas and residential exteriors.

    Identify, document, and process covenant/rule violations in accordance with governing documents.

    Maintain a violation tracking and reporting system that delivers transparency, accountability, and measurable results.

    Oversee existing vendor relationships, evaluate vendor performance, and obtain competitive proposals when appropriate.

    Serve as a solution-oriented resource for the Board and residents; resolve issues professionally and efficiently.

    Respond promptly to homeowner inquiries and maintain strong customer service and communication.

    Monitor financial performance with the Board: collections awareness, delinquency tracking, budget support, and reporting coordination.

    Prepare accurate records, reports, meeting materials, and community communications.

    Attend Board meetings and provide recommendations to support informed decision-making.

    Work Saturdays as a regular part of the position.

    Manage after-hours emergencies using established procedures and communicate significant incidents to the Board in a timely manner.

    Required Qualifications

    Florida CAM license in good standing (required).

    Prior HOA/Condo association management experience preferred (especially larger communities).

    Strong documentation habits (photos, logs, timelines, follow-up).

    Confident communication with boards, residents, and vendors.

    Comfortable enforcing rules professionally and consistently.

    Tech-comfortable (work orders, reporting, email, portals).

    What Success Looks Like (90 days)

    Inspections happening consistently with clean reporting.

    Violation process running on-time with clear tracking.

    Vendor performance issues identified and corrected quickly.

    Board feels informed, supported, and not chasing updates.

    Qualifications

    Proven working experience in property management

    High school diploma/GED required, Bachelor’s degree preferred

    Property Management or Real Estate License preferred

    Deep understanding of real estate law and leasing practices

    Up-to-date on the local real estate market

    Excellent communication, negotiation, and sales skills

    Experience with property management software preferred
