    Job Description:

    The Property Manager will oversee one of our office properties which is located near the Galleria. Currently, we own and manage more than 800,000 SF of office, retail and industrial properties with a diverse tenant mix. At our properties, we do things a little differently. We focus our energy on making our properties as business friendly for our tenants as possible. This position is very much client facing with the goal of making their stay at our properties more enjoyable. In addition, the Property Manager will be responsible for: tenant relations, rent collection, supervision of maintenance team, construction/capital management, and overall profitability of the properties.

    | Qualifications: | - Five + years of experience in Property Management. Bachelor's degree preferred.

    | Job Description: |

    • Provide follow-through and assistance with maintenance staff, contractors, and support groups in coordinating the on-going maintenance and tenant improvements on the property.
    • Be responsible for after-hours and emergency on-call coverage.
    • Supervise staff members at the property.
    • By example, encourage employee development and teamwork through effective personnel management and by communicating clear standards.
    • Assist employees as needed by demonstrating good communication skills and by understanding Company and divisional goals, policies, and procedures.
    • Keep informed of Company philosophies and general environmental conditions to provide input and propose solutions.
    • Coordinate the completion of tenant renovations and maintenance requests.
    • Strive to make the tenants and guests experience, particularly the first and last impressions, of the highest quality.
    • Introduce tenants to building policies, rules, and regulations.
    • Manage and enter Accounts Payables and Receivables in a timely matter.
    • Deliver rent, late, and other notices monthly on a regular notice schedule.
    • Organize and coordinate property managers and assistants assigned.
    • Coordinate maintenance schedules and duties throughout managed portfolio.

    Additional Qualifications:

    • General office and bookkeeping skills.
