  • Responsibilities

    You’ll take the lead on managing the property portfolios of two established owners, with the possibility of opportunities to expand and grow with other portfolios. Responsibilities: Tenant Relations & Leasing • Advertise and show rental properties • Screen applicants (credit, references, income verification) • Prepare and execute lease agreements • Handle move-in/move-out inspections • Address tenant questions, concerns, and complaints • Enforce lease terms Maintenance & Property Care • Coordinate repairs and routine maintenance • Conduct regular property inspections • Maintain vendor relationships (contractors, cleaners, landscapers) • Ensure safety and compliance with housing codes Financial Management • Collect rent and deposits • Track and manage expenses • Provide owners with financial reports • Create and manage budgets • Pay property bills (utilities, HOA fees, contractor invoices) Legal & Compliance • Stay current on local, state, and federal rental laws • Serve legal notices when necessary • Manage evictions in accordance with the law • Maintain proper documentation Marketing & Occupancy • Price rentals competitively based on market conditions • Develop marketing strategies & listing materials • Maintain high occupancy rates Bonus Tasks Many Property Managers Offer • Lease renewal management • Owner communication & strategy updates • Coordinating capital improvements • Setting long-term property care plans Property Manager’s Core Goal • Protect the owner’s investment, maintain the property’s condition, and ensure a positive experience Qualifications: • Customer Service, bookkeeping or administrative experience is preferred • High school diploma or GED, some college experience preferred • Shows ability to quickly finish very detailed work • Shows great interpersonal skills and excellent written communication • Technologically savvy; Basic knowledge of Google Suite with the ability to learn new programs quickly and troubleshoot common issues. • Knowledge of QuickBooks and Buildium is a plus • Spanish-speaking skills encouraged. Compensation: $18 an hour
