    Position Overview The Property Manager is responsible for the day‑to‑day management of approximately 300 residential units within SVN | Toomey Property Advisors’ 1,200‑unit, single‑family and multifamily portfolio across four states, with a primary focus on properties in and around Mobile, Alabama. The role ensures strong financial performance, excellent resident experience, and full compliance with Fair Housing, Alabama landlord‑tenant law, and company policies while using Buildium as the core operating platform.

    Key Responsibilities

    Manage daily operations for assigned single‑family and multifamily properties (about 300 units), including leasing, renewals, rent collection, resident relations, and vendor coordination.

    Utilize Buildium for all core functions, including listings, application processing, lease generation, rent posting, work orders, inspections, and reporting.

    Market vacancies across multiple channels, respond promptly to leads, conduct showings (in‑person and/or self‑show), process applications, and recommend approvals/denials using consistent screening criteria.

    Prepare, present, and execute leases, renewals, and addenda within Buildium, ensuring compliance with Fair Housing and applicable state‑specific landlord‑tenant laws.

    Collect rents, deposits, and fees, actively manage delinquency, post charges and payments, send notices, and coordinate legal action/evictions in alignment with company policy.

    Coordinate and track maintenance: enter and assign work orders in Buildium, communicate with vendors and residents, follow up to completion, and monitor quality and timeliness.

    Oversee unit turns and renovations, including scheduling vendors, ordering materials where needed, and managing timelines and budgets to minimize vacancy days.

    Conduct regular property and unit inspections (move‑in, move‑out, periodic, and drive‑by), document conditions with photos/notes in Buildium, and recommend capital or preventative maintenance.

    Maintain strong resident relationships, respond to complaints and inquiries, de‑escalate conflicts, and support enforcement of community standards and house rules.

    Collaborate with accounting and leadership on budgets and financial performance; monitor income and expenses for assigned properties, review and approve invoices within authority, and identify opportunities to increase NOI.

    Produce accurate, timely reports on occupancy, leasing activity, collections, delinquencies, maintenance status, and other KPIs as requested by ownership and leadership.

    Support onboarding and oversight of on‑site or shared resources (leasing support, assistants, maintenance technicians) by providing direction, feedback, and coordination.

    Ensure all operations conform to SVN | Toomey Property Advisors policies, Fair Housing, ADA, and all other applicable federal, state, and local regulations across the states in which the portfolio operates.

    Qualifications

    High school diploma or equivalent required; associate or bachelor’s degree in business, real estate, or related field preferred.

    2+ years of residential property management or leasing experience, preferably with mixed single‑family/multifamily portfolios.

    Experience with or strong aptitude for Buildium or similar property management software.

    Working knowledge of Fair Housing and landlord‑tenant laws, with willingness to learn and apply state‑specific requirements across multiple jurisdictions.

    Strong communication and customer‑service skills, with the ability to handle difficult resident or owner situations professionally.

    Proven organizational skills and ability to manage a high‑volume workload (300+ units), prioritize tasks, and meet deadlines.

    Comfort with technology, including email, spreadsheets, and digital document workflows.

    Valid driver’s license, reliable transportation, and ability to travel between properties as needed.

    Work Environment and Schedule

    Full‑time role, generally Monday–Friday, with some evenings or weekends required for showings, move‑ins, emergencies, or peak leasing periods.

    Combination of office/remote work in Buildium and regular field work at properties for showings, inspections, and vendor meetings.
