    Position Overview

    RDE Capital Group LLC, a leading commercial real estate brokerage based in Dallas, seeks a motivated and detail-oriented Property Manager Onsite to join our dynamic team. Reporting to the Operations Manager, the Property Manager oversees a multi-tenant property in Dallas. This position aims to maximize asset value, enhance customer satisfaction, and drive revenue growth. The candidates must be able to read, write, and speak both English and Spanish.

    The Property Manager Onsite will be located at Glenview Square Apartment in North Richland Hills, Texas.

    Key Responsibilities

    1. Leasing & Occupancy Management

    Maintain high occupancy through targeted marketing and advertising strategies

    Conduct property showings and ensure consistent lead follow-up

    Advertise vacant units on platforms such as AppFolio and Facebook

    Attract and retain qualified tenants

    1. Tenant Relations & Lease Administration

    Prepare and manage rental agreements and lease documentation

    Screen and select qualified tenants

    Collect rent and security deposits

    Address tenant concerns and resolve complaints promptly

    Enforce lease terms and manage evictions when necessary

    1. Legal & Compliance

    Attend court hearings related to evictions or disputes

    Process collections and ensure proper documentation

    Ensure compliance with lease agreements and company policies

    1. Financial Management & Reporting

    Manage accounts receivable and monitor operating expenses

    Assist in developing and managing annual budgets

    Analyze financial performance, variances, and trends

    Report periodically on property financial performance

    Support achievement of financial goals

    1. Maintenance & Operations Oversight

    Assist with maintenance planning and operational strategies

    Oversee maintenance staff and third-party contractors

    Ensure work is completed to company standards and timelines

    Maintain overall property condition and functionality

    1. Vendor & Contract Management

    Negotiate contracts with vendors and service providers

    Ensure timely and reliable execution of contracted services

    Maintain strong vendor relationships

    1. Team Leadership & Performance Management

    Supervise on-site personnel and property staff

    Evaluate employee performance and provide feedback

    Support team productivity and alignment with company goals

    1. Resident Experience & Retention

    Build and maintain positive relationships with residents

    Promote a professional and responsive service environment

    Contribute to tenant satisfaction and long-term retention

    Qualifications Required

    Required to hold a current TX Driver's license with a clean driving record. (Mandatory for this position).

    Fully bilingual (read, write, speak) English and Spanish.

    Minimum of one year of previous experience in either the single-family or multi-family rental industry

    Ability to manage confidential information in a professional manner

    Excellent oral and written communication skills

    Ability to comfortably navigate innovative technology. Proficiency with the Microsoft Office suite, including Outlook, Work, and Excel, is required.

    Meticulous and able to effectively manage multiple projects simultaneously in a fast-paced work environment

    Strong organizational and time-management skills, able to consistently meet goals and deadlines without sacrificing quality

    Preferred Qualifications

    Knowledge / Experience with Tax Credit Incentives and Section 8 Rental Assistance process, preferred

    Real Estate License is preferred but not mandatory.

    Education & Qualifications:

    College degree in Business, Finance, Economics, or a related field preferred

    Relevant experience may be considered in place of formal education.

    Fully bilingual in English and Spanish, with strong written, verbal, and reading comprehension skills in both languages.
