    Overview

    P&H Investment is seeking a highly organized, relationship-driven Property Manager who will oversee a portfolio of condominium and homeowner associations. This role serves as the primary point of contact for Association Boards and owners, ensuring smooth day-to-day operations, financial oversight, preventative maintenance scheduling, vendor management and effective, professional communication.

    Key Responsibilities

    · Serve as the main point of contact for Board members, owners and vendors.

    · Plan and lead board meetings, including meeting packets, agenda and minutes.

    · Respond to homeowner inquiries in a timely and professional manner, normally less than 24 hours.

    · Coordinate owner communications such as notices, updates, newsletters and violations.

    · Conduct regular onsite inspections of properties and amenities, weekly at a minimum (pools, docks, grounds, common areas, etc.).

    · Initiate and manage work orders and oversee progress through successful completion.

    · Collaborate with grounds and maintenance staff and external vendors to ensure quality standards met and sustained.

    · Maintain accurate records of maintenance logs and preventative maintenance schedules.

    · Assist with annual budget planning, reserve studies coordination and financial reporting.

    · Review and approve invoices, expenses and project bids.

    · Monitor compliance with governing documents, contracts and policies.

    · Utilize AppFolio for work orders, owner communication, reporting and documentation.

    Ensures lessons learned applied to future efforts.

    · Must have a valid driver’s license.

    · Regular, in-person attendance due to necessary teamwork and personal interactive nature of this position.

    Performs other related duties as required and assigned.

    Skills:

    · Experience in HOA/association management or related fields.

    · Experience with AppFolio or similar software.

    · Excellent communication skills both orally and written.

    · Ability to work well under pressure and manage time effectively, in a constantly changing environment.

    · Ability to take initiative to develop new strategies and outside-the-box ideas for problem solving.

    · Ability to work independently or in a team.

    · Ability to establish and maintain working relationships.

    · Ability to efficiently utilize Microsoft Office.

    · Self-starter and goal oriented.

    · Strong interpersonal skills that allow for effective communication to our customers.

    · Manage and prioritize multiple tasks and projects in parallel in a time sensitive environment.

    Qualifications

    · A Bachelor’s Degree in Project Management or Construction Management preferred.

    · A minimum of five years related experience is required for this position.

    Working Conditions:

    Full-time position with occasional evening or weekend work as needed for emergencies.

    Work is performed both indoors and outdoors, in residential settings.
