Property Manager - Residential Portfolio | Pittsburgh, PA
The Role
Aishel Real Estate manages nearly 400 residential units across six Pittsburgh-area properties. We need an experienced Property Manager who enforces lease terms, drives rent collections, and isn't afraid of hard conversations with residents. This is a field-heavy position - 75% of your time is on-site across multiple properties and 25% in the office. If you need daily guidance on where to be or what to prioritize, this role is not a good fit.
What You'll Be Doing
Conducting regular scheduled visits across six residential communities throughout the Pittsburgh area
Managing rent collections and delinquency enforcement: calls, notices, payment plans, and escalation to legal proceedings when warranted
Enforcing lease compliance and handling violations through proper notice procedures
Conducting move-in and move-out inspections and maintaining accurate unit condition records
Managing the full tenant lifecycle: applications, screening, lease execution, renewals, and move-outs
Coordinating with maintenance staff on work order follow-up, triage, and vendor escalation
Maintaining accurate records in RentManager
Reporting directly to senior operations on collections status, property performance, and resident issues
What We Require
3+ years of residential property management experience - required
Active collections management experience - you know how to hold the line and when a payment plan is real vs. a stall
Familiarity with Pennsylvania landlord-tenant law and the eviction process is valuable; direct court experience is a plus but not required
Valid Pennsylvania driver's license and reliable personal vehicle - you are on the road daily
RentManager experience strongly preferred; proficiency with property management software required
Strong organizational capacity across multiple properties and competing priorities
