    We are seeking an experienced, motivated, and customer-focused Property Manager to oversee operations at our Brooklyn self-storage facility. This is an excellent opportunity for a hands-on professional who thrives in a fast-paced environment and wants to grow with a rapidly expanding company.

    Position Overview:

    As the Property Manager, you will be responsible for the overall performance and daily operations of the facility. This includes sales, customer service, collections, property upkeep, team coordination, and maintaining a safe, clean, and professional environment for customers and staff. The ideal candidate is organized, dependable, sales-driven, and comfortable managing multiple responsibilities throughout the day.

    Key Responsibilities:

    Oversee all daily operations of the storage facility

    Drive unit rentals and maximize occupancy levels

    Meet and exceed monthly sales and revenue goals

    Sell retail merchandise including locks, boxes, tape, and packing supplies

    Deliver exceptional customer service in person, over the phone, and through email communication

    Assist customers with move-ins, move-outs, transfers, billing questions, and account management

    Manage collections, past-due accounts, auction processes, and payment follow-ups

    Conduct regular property inspections to maintain cleanliness, organization, and safety standards

    Perform light maintenance duties including sweeping, mopping, cleaning units, changing light bulbs, removing debris, painting touch-ups, and basic troubleshooting

    Coordinate repairs and communicate maintenance issues with vendors or upper management

    Monitor security cameras, gate systems, alarms, and property access activity

    Open and close the property according to company procedures

    Ensure vacant units are clean, secure, and ready for new rentals

    Maintain accurate customer records, rental agreements, and payment information

    Handle administrative tasks including reporting, scheduling, filing, inventory tracking, and data entry

    Order and maintain office, retail, and facility supplies

    Support local marketing efforts including outreach, promotions, online lead follow-up, and community engagement

    Respond professionally and efficiently to customer concerns and conflict resolution situations

    Ensure compliance with company policies, safety procedures, and operational standards

    Assist with training and supporting staff when needed

    Maintain a professional appearance and positive attitude at all times

    Perform additional duties as assigned by management

    Qualifications:

    Previous property management, retail management, or sales management experience preferred

    Strong sales, leadership, and customer service skills

    Excellent communication, organizational, and problem-solving abilities

    Ability to multitask and prioritize responsibilities in a fast-paced environment

    Comfortable using computers, POS systems, and basic office software

    Self-motivated, dependable, and detail-oriented

    Ability to work independently with minimal supervision

    Ability to perform light physical labor and lift up to 50 lbs when necessary

    Weekend availability required

    Must reside in or near Coney Island, Brooklyn, NY

    Employment contingent upon successful completion of a background check

    Self-storage experience is a plus but not required
