Property Manager – Single Family Homes Portfolio
Title: Property Manager – Single Family Homes Portfolio Location: Richmond Hill, Georgia Company: Collaborative Property Management Type: Full-Time Position Overview We are seeking a full-time Property Manager based in Richmond Hill, GA, to oversee the day-to-day operations of our single-family rental homes property portfolio. The right candidate will be self-motivated, organized, detail-oriented, and comfortable managing both administrative duties and in-field responsibilities. This position reports directly to the Managing Broker. Compensation This position offers a competitive base salary along with an aggressive performance-based bonus structure. Responsibilities: As our Property Manager, you will be responsible for the full scope of property management duties across our portfolio of single-family homes. Your key responsibilities will include: • Managing daily operations and coordinating all maintenance requests and vendor work. • Showing available properties to prospective tenants. • Performing and accurately logging in-person property inspections (move-in, move-out, and quarterly). • Maintaining positive relationships with owners, tenants, vendors, and team members. • Learning and operating proficiently within our TenantCloud platform, such as adding new tenants, owners, vendors, and properties, sending leasing agreements, and tracking management fees. • Collecting rent, posting management fees, and managing owner distributions. • Reconciling bank and credit card statements to ensure accurate accounting. • Conducting monthly security deposit reconciliations. • Maintaining logs of calls, service requests, and inspection outcomes. • Gaining proficiency in the inspection, scheduling, and reporting process. • Creating leases, renewals, notices, and managing property turnovers. • Occasionally, handling eviction processes in compliance with all legal requirements. Additionally, this role requires participation in a rotating weekend coverage schedule. Qualifications: • Experience in SFH property management or similar • Strong organizational, communication, and follow-through skills • Proficient with property management systems or quick to learn new software • Must be comfortable working both in the field and in an office setting • Reliable vehicle and valid driver’s license required • Georgia real estate license preferred or willingness to obtain one
