SUMMARY POSITION STATEMENT:

This is a full time position that will performing maintenance labor and minor repairs for residential properties. This temporary position will be responsible for providing basic maintenance and repairs between tenants including but not limited to minor sheetrock repairs, painting, replacing lighting, minor plumbing, and cleaning as requested.  This position requires the ability to work independently and communicate effectively.

ESSENTIAL FUNCTIONS:

• Inspect facilities and identify maintenance and repair needs
• Prep & paint walls, ceilings, doors, cabinetry, etc.
• Pre-paint and install trim on baseboard, doorways, windows, etc.
• Replace lighting and electrical devices in existing locations
• Identify & prioritize maintenance needs
• General cleaning including but not limited to walls, kitchen and bathroom cabinets and fixtures, carpets, etc.
• Minor plumbing including but not limited to unclogged drains, replace faucets and toilets, and install new appliances 
• Provide Facilities and Custodial Manager with an estimate of labor hours and material/tools/supplies needs for project elements
• Communicate effectively with supervisor via phone, text, email, etc.
• Patch and paint drywall and other surfaces
• Minor electrical, minor plumbing, and minor mechanical
• Grounds keeping
• This position will work independently at remote location
• This position will require the employee to utilize his/her personal vehicle during the course of employment including but not limited to transporting supplies to the work site, purchasing supplies as requested, and moving between work locations
• Other duties as assigned

POSITION REQUIREMENTS:

• High School Diploma or Equivalent
• Experience with residential property maintenance and painting.
• Driver License
• Must have reliable personal transportation

PREFERRED:  1 year experience in building maintenance or equivalent position.

MINIMUM KNOWLEDGE, SKILLS & ABILITIES:

• Ability to estimate hours and material cost of building maintenance projects
• Knowledge of basic facilities maintenance tasks
• Working knowledge of the safe and proper use of tools common to equipment, building, and grounds maintenance
• Excellent time management skills
• Ability to work independently
• Knowledge of safe handling of maintenance wastes and hazardous materials
• Proficiency in use and operation of hand and powered tools and equipment

PHYSICAL REQUIREMENTS:   

Ability to perform physically demanding work. Ability to use and operate a variety of maintenance tools and equipment safely.

The duties of this position are physically demanding requiring the employee to work in multiple indoor and outdoor environments utilizing a full range of motion including but not limited to standing, walking on uneven surfaces, bending, twisting, stooping, and lifting. This position will require visual abilities and physical dexterity to use both hand and power tools, climb ladders, carry supplies, and provide landscaping and snow removal services. This position will require the employee to drive a vehicle.

CONDITIONS OF EMPLOYMENT:

• 1. Must pass an initial State of Alaska background check and maintain authorization to work throughout employment with REACH.
• 2. Complete a TB screening within 30 days and maintain annually thereafter.
• 3. A valid Driver License and reliable personal vehicle
• 4. Personal Vehicle Insurance verification is required to be eligible for a mileage reimbursement from REACH.
