    Responsibilities

    • Manage over 4,300 properties owned by our clients that reside in Homeowners Associations
    • Organize and manage property registrations and rental registrations
    • Oversee HOA violations by determining if it’s a maintenance violation, an operations violation, or a tenant violation. If it’s a tenant violation, send to the resident in AppFolio and work with resident to resolve issue. If it’s maintenance or operations, upload to QuickBase.
    • Work with attorney on compliance and HOA issues when necessary
    • Review neighborhood covenants and restrictions
    • Receive HOA billing and investigate what needs to be paid. Communicate with HOA and accounts payable.
    • Organize systems for tracking and managing multiple HOA’s in over 20 cities
    • Manage emails and mail from HOA’s
    • Update city/state leasing registrations
    • Audit move out ledger, including charges versus lease agreement
    • Ensure the Property Management team has calculated/added correct fees based on resident status and lease agreement
    • Escalate ledger discrepancy to AP for processing
    • Revise the ledger dictated by the lease agreement
    • Audit move-out resident chargebacks and ensure charges have been approved/added by Ops Manager
    • Submit insurance claims and follow up
    • Review past resident disputes including review of lease, move out inspection/Resident chargebacks, Move-in checklist, pre move-in inspection, move-in photos
    • Determine credit amount for past resident dispute
    • Review internal escalated tasks for past residents which typically include legal escalations, BBB escalations or any housing entity
    • Advise PM member regarding the move out process
    • Enter the surveys and BBB complaints and google reviews into the escalation process and research
    • Upload demand letters into escalation system
    • Assist with audits

    Qualifications

    • High School diploma or equivalent experience
    • Two years property management experience preferred
    • Strong desire to take ownership and help to maintain our national brand
    • Strong work ethic required
    • Organizational skills are a must along with attention to detail and the ability to handle high volume
    • Strong critical thinking skills and a high degree of emotional intelligence
    • Able to perform at a high-level in a fast paced, constantly changing environment
    • Computer literacy is a must and candidate will be required to use online company software platforms
