Job Opportunity:

Seeking a talented Mortgage Doc Drawer / Funder to prepare closing documents in multiple states for a mortgage banker.  Fast-paced environment. The individual in this role will be responsible for drawing and funding loan docs for conventional, government and jumbo products. This job is not intended to be an all- inclusive list of job duties and responsibilities, as one maybe perform additional related duties as assigned in order to meet the needs of the organization. 

Job Description:

• Manage pipeline for loans that are cleared-to-close and ready for closing documents to be prepared; oversee Docs Out to confirm loans closed and when package will be returned; review loans in Docs Back status to ensure that post-closing package is shipped.
• Closely examine all information pertaining to fees, rates, property information, vesting, etc. in loan file to ensure accuracy prior to drawing documents.
• Look over all third-party invoices confirming they match those fees displayed on final Closing Disclosure.
• Field and troubleshoot phone calls regarding issues with closings in progress including using appropriate levels of discretion to make decisions based on the facts presented.
• Ensure that all Prior to Doc conditions have been reviewed and signed off by underwriter.
• Check title report for correct endorsements and approved items, and to verify that Borrower and property are correct.
• Coordinate and schedule loan closing.
• Assist to meet and exceed internal processing timing goals/deadlines as needed
• Prepare/Draw all closing documents and funding figures and send to Settlement Agent.
• Review final funding conditions provided to determine requirements are met and either sign off or recondition, if not satisfactory
• Ensure documents were correctly endorsed, and that legal documents created by title companies are accurate and executed properly.
• When all conditions are met and Settlement Agent is ready to fund, update conditions, interest, funding date, wire information, and impounds. Check fees for accuracy and request wire in system.
• Order the wire to be received by the title company in a timely manner to coincide with the closing time.
• Confirm loans closed and funded with Settlement Agent. Ensure that proper fees are collected and that funding figures are calculated correctly.
• Post-closing and index closing packages.
• Register the MIN Number for each loan into the MERS System
• Performs other related duties as assigned.

Qualifications:

• Minimum recent 5 + years of doc drawing and loan funding
• Minimum 10+ years in mortgage industry
• Excellent communication skills
• Detail oriented with strong organizational and follow through skills
• Thorough Knowledge of Encompass LOS
• Must know multiple state loan docs/fundings
• Must know TRID Guidelines and Policies
