Job Title: Construction and Maintenance Assistant
Department: Building and Grounds
Reports to: Director of Building and Grounds
Prepared Date: March 2020Summary Perform routine and extensive preventative maintenance and repair procedures on Ranch buildings, mechanical equipment and utility systems, and assists with the construction of new facilities at Rainbow. This is a safety sensitive position.
Minimum Professional Requirements High school diploma or general education degree (GED) and three to five years of responsible experience in building and mechanical equipment maintenance and repair and construction work. Good skill in the use of hand and power tools. Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to interpret miscellaneous drawings and schematics.
Evidence of strong Christian commitment is desirable. Evidence of strong ethical standards and moral character is essential along with sensitivity to the needs to the Ranchers.
Professional Responsibilities
Performs all aspects of general construction work for facilities at Rainbow Acres from Backhoe operations to framing and finish work
Performs minor and major repair of all buildings and equipment as requested by the Director of Buildings and Grounds
Performs preventive maintenance procedures on building mechanical equipment on a scheduled basis
Learns the Rainbow Acres’ water system and becomes proficient in routine maintenance and water system treatment including administration of proper chemicals under the supervision of Rainbow Acres’ designated Certified Operator
Replaces broken windows; repairs doors, door locks and closets; install window blinds
Completes daily, weekly and monthly checklists on building equipment, maintenance procedures and maintains record of scheduled maintenance procedures
Installs electrical wiring and equipment; new electrical services, wiring during remodeling projects; replaces and repairs wiring as needed
Repairs electrical equipment and control circuits; replaces faulty electrical switches; repairs refrigeration equipment
Performs routine and emergency plumbing repairs
May install computer cable
Troubleshoots cable TV concerns
Responds to emergency maintenance requests as requested by Director of Buildings and Grounds or On-Call Manager
Serves on a rotating system of on-call maintenance personnel to cover weekends and holidays as assigned
Assists with construction, renovation/remodeling of buildings; repairs plaster and drywall; paints building structures
Assists in maintaining records to scheduled maintenance procedures
Submits work orders for parts etc. as needed
Other duties may be assigned
