    CONSTRUCTION SUPERINTENDENT

    Overview

    The Superintendent is responsible for assisting the production department with completion of construction-related projects. Will be responsible for site visits, estimate take-off, field verifying estimates, customer service, productivity and quality control.

    Overall Responsibilities

    Overall responsibility of the Superintendent is to work as team player to accomplish the company’s service and profit objectives. Which include, but are not limited to the following: Customer service; Carpentry labor as needed; Oversight of subcontractors, lead carpenters and construction technicians; Procuring materials and getting to the jobsite; Coordinating inspections; Collection of progress payments; Job clean-up; Meeting completion dates as specified; Maintenance of job records; Emergency Services.

    Duties

    Prior to starting the job:

    § Review scope of repairs to assure accuracy of estimate by field checking the estimate, scope of work, labor and materials required for completing the job.

    § Developing a detailed materials list for assigned projects.

    § Assisting the project manager in developing a flow chart or production schedule that includes a timeline for tasks and establishing a completion date for the job.

    § Request all materials from the purchasing agent and coordinating delivery or pick up as required.

    § Obtain signed subcontractor contracts based on job budget.

    § Coordinate customer selection process.

    § Routine on call for emergency services and after-hours work.

    During Construction

    § Taking assigned projects to completion based on written scope of repairs.

    § Physically working on production as necessary to assure job meets production expectations and deadlines.

    § Responsible for the finished product. Quality and efficiency.

    § Responsible for maintaining a clean and safe job site.

    § Developing professional relationships and working with subcontractors. Responsible for the finished product of the subcontractors.

    § Work with lead carpenter to assure the projects are being produced on time and on budget. Assure paperwork is being completed and customer service expectations are being met.

    § Updating production management on any changes in details of project.

    § Obtaining stage approvals (sign-offs) and final notification of completion and satisfaction on assigned projects.

    Customer Service duties, including but not limited to:

    § Customer cheerleader development.

    § Problem resolution.

    Providing Project Manager with detailed accounting of services for billing process. (Progress billings, open items and necessary supplements.)

    Obtaining signed change orders for all work not on original estimate.

    Following written production procedures.

    Scheduling of production employees and subcontractors.

    Obtaining permits and meeting with building inspectors and mortgage company inspectors.

    Daily Responsibilities

    Communicating with the client regarding status of the project.

    Making sure the job is clean at the end of the day.

    Filling out daily time cards detailing job name and duties for each job worked on.

    § Updating production files and paperwork and maintaining detailed job notes including conversations with customer.

    § Update project notes in project management software, project board and work orders

    Weekly Responsibilities

    Attend weekly meetings to update the status of the project. Review the following:

    § Job progress

    § Customer concerns

    § Subcontractor issues

    § Production employee issues

    § Scheduling updates and job progress

    Turn in detailed accounting for time spent on the jobs. All time outside of company meetings needs to be allocated to jobs.

    Approval of all time cards on projects that are being supervised.

    § Maintains constant communications with construction management on project transferring to construction

    § Generally supports all customer service, sales and production activities of the company

    § Contributes to overall customer satisfaction – this is a real general item, but is the main mission of our organization.

    § Our organization’s goal is to create a cheerleader customer on every project. You play a role in this through the administrative support for the projects and marketing efforts. This includes:

    § Timely communication.

    § Quick response to customer questions and concerns.

    § Following through on any commitments made.

    § Producing timely and accurate paperwork.

    § Professional and helpful phone assistance.

    § Customer communication – the key to creating a cheerleader customer is in maintaining timely and professional communications, before, during and after the work is complete. Your role in client communication is primarily through assisting the other managers and front line employees.

    § It is the duties of the entire office staff to make sure that the communication process is supported and working effectively.

    § Reaction to customer concerns – when you are notified of any customer concerns, you should respond immediately. Even if you don’t have an answer to their concern, at least listen to their issue and then make a commitment to address their concerns at a specified time. Your primary role will be to let the customer know that you will make sure that the appropriate person is notified immediately of any concerns, then following up to make sure that it was addressed. Any time that our clients have problems with our service, it is an opportunity to provide exceptional service. If we respond to their concerns in a timely and appropriate manner, it is a major moment of truth. Any delay in responding to their issues will be a major negative moment of truth.
