Onkar Builders, Inc is a family-oriented business established in 1998 as a builder and general contractor. We specialize in new construction, remodeling, disaster restorations in both residential and commercial properties. Onkar Builders is committed to providing quality service with integrity throughout all of our projects along with the highest level of professional services to our clients. Onkar Builders is seeking a full time Project Manager to join our growing company.
This person would also be responsible for estimating and managing the projects. We are looking for an organized individual who can multi-task in a fast-paced environment and is seeking a long-term position. The hours are 8:00 to 5:00 Monday thru Friday and based in Modesto, but we have projects all over the Modesto surrounding area.
RESPONSIBILITIES:
Responsible to maintain budget and cost controls
Determine correct products to use that incorporate construction document requirements and provide the best solution for the project.
Resolves margin discrepancies by collecting and analyzing information with collaboration with Construction Team
Assists in negotiation of changes, progress schedules and bid review.
Prepare, submit, and keep track of all required submittals for awarded scopes
Prepares cost estimates for contract changes and claims.
Prepare contracts to buy out scopes from your quotes.
Use drawings and take-off to order materials.
Communicate lead times, cost changes, and deliveries with Vendors, Subcontractors, and Superintendents on site
Keep track of remainder in subcontracts versus billing and work completed on site.
Keep track of Subcontractor insurance, certified payroll, and billing.
Manage the jobs
QUALIFICATIONS:
At least 2+ years of experience in construction estimating and project management
Professional dress and appearance
Ability to pass background check
Knowledge of the local permitting process and construction delivery methods and agreements
Detail oriented and very organized
Pay strict attention to detail
Must be comfortable with technology and willing to learn new software
Proficiency in On Screen Take-off, Word, Excel, and Outlook.
Construction software is a plus.
Excellent verbal and written communication
Familiarity with Xactimate preferred
Proficient in Quickbooks
