As a Real Estate Acquisition Associate – Off Market Outreach, your mission will be to find and secure off-market and pocket listing opportunities by building a network of trusted agents. Your daily goal will be to cold call agents, establish genuine relationships, and uncover hidden opportunities for wholesale or to retain as internal investment properties. This role demands a proactive approach, resilience, and the ability to connect with people quickly. Responsibilities: Agent Outreach & Offer Submission • Make 50+ calls daily to real estate agents to uncover off-market and pocket listing opportunities. • Build and nurture 35+ relationships each day and receive an average of 2 pocket listings per day to create a strong pipeline of potential deals. • Develop long-term partnerships with agents to ensure consistent deal flow. Negotiation & Deal Structuring • Negotiate initial offers and follow up persistently to secure deals. • Secure 4+ accepted contracts per month , achieving a 5%+ acceptance rate. • Work with internal teams to analyze properties strategically and determine competitive offer prices. Pipeline Management • Maintain a 100% up-to-date, strong pipeline of properties through consistent agent outreach. • Use CRM tools (GoHighLevel experience is a plus!) to track communication, offers, and deal progress. • Complete all follow-ups with agents and offers promptly, with 0 overdue tasks. Market Research • Stay informed on real estate trends, property values, and neighborhood developments. • Continuously refine acquisition strategies based on market conditions. Qualifications: • Proven experience in real estate acquisition, direct-to-agent outreach, or a similar role. • Strong negotiation skills with a track record of closing deals. • Excellent communication skills, with the ability to build rapport quickly over the phone. • Familiarity with MLS systems and real estate transaction processes. • Highly organized and able to manage multiple offers and negotiations simultaneously. • Proficiency in CRM software (GoHighLevel preferred) and other real estate tools. • Self-motivated and goal-oriented, with the ability to meet daily offer submission targets. Tool Requirements: • Laptop/desktop with at least 4 GB RAM and an i3 processor. • Stable internet connection of at least 5 MBPS. • USB noise-canceling headset/Webcam. Compensation: $80,000 - $120,000 yearly
