    The Home Buying Specialist is responsible for converting qualified seller leads into signed purchase agreements. This role is the front line of revenue generation and requires strong sales skills, negotiation ability, emotional intelligence, and follow-through. You will speak directly with motivated homeowners, evaluate property condition and seller needs, present fair cash offers, and guide sellers through a smooth, professional closing process. This is not a cold-calling role. Leads are provided. Appointments are booked by our inside sales team. Responsibilities: Seller Engagement & Sales • Conduct in-person and/or virtual property appointments • Build rapport, uncover seller motivation, timeline, and pain points • Educate sellers on the selling process and available solutions • Present cash offers confidently and handle objections • Negotiate contract terms aligned with the company buy-box • Secure signed purchase agreements Deal Evaluation • Assess property condition and repair scope • Analyze comparable sales and market data • Determine offer pricing using the company's underwriting tools • Collaborate with Dispo, project management, and leadership as needed Performance & Accountability • Hit or exceed monthly contract and revenue targets • Maintain high conversion rates from appointment to contract • Follow company sales processes and scripts while maintaining authenticity • Continuously improve sales skills through training and feedback Qualifications: • 2+ years of sales experience (real estate, acquisitions, or high-ticket sales preferred) • Strong negotiation and closing ability • Excellent verbal and written communication skills • High emotional intelligence and professionalism • Comfortable discussing numbers and making firm offers • Self-motivated with strong time-management skills • Tech-savvy and comfortable using CRM systems • Valid driver’s license and reliable transportation • Real Estate License (Or Willingness to Acquire One) Compensation: $100,000 - $200,000 yearly
