Ideal Skills & Traits: • Excellent communication and people skills • High emotional intelligence and sales intuition • Grit and comfort with rejection (this is a sales role, after all) • Strong understanding of real estate investing principles (ARV, MAO, repairs, etc.) • Self-motivated, competitive, and goal-oriented • Familiar with local market dynamics and property values Compensation Structure:100% commission-based • Bonuses tied to contracts secured or deals that successfully close Responsibilities: Lead ConversionFollow up on inbound leads (often from web forms, cold calling, SMS, etc.).Build rapport with sellers quickly and uncover their motivation to sell.Property EvaluationEstimate repair costs, run comps, and determine ARV (After Repair Value).Use formulas like MAO (Max Allowable Offer) to assess what to offer.Often involves using tools like PropStream, BatchLeads, or internal CRM calculators.NegotiationPresent and negotiate cash offers directly with sellers.Handle objections and overcome seller hesitation with empathy and urgency.Lock up properties under contract — typically at a deep discount.Pipeline & CRM ManagementTrack communications and deal progress in CRM toolsFollow up consistently with warm/hot leads until closed.Collaboration with Disposition Team (if applicable)Once under contract, the acquisition specialist may hand the deal off to the dispo team.In smaller companies, they may also assist with dispo efforts or buyer communication. Qualifications: • Exceptional communication skills, both oral and written, with extremely strong phone skills; ability to set and close appointments over the phone • Over 1 year of experience as a real estate specialist in real estate acquisitions, land acquisition, or real estate sales experience is preferred • Requires an enthusiastic passion for real estate asset sales and goal-oriented personality • Bachelor’s degree in Real Estate, Sales, Business or a related field of study preferred Compensation: $100,000
