This is a high-impact, high-autonomy role for someone who knows how to underwrite properties, create strong exit strategies, communicate with buyers, and coordinate marketing and transaction logistics with a team. You’ll work closely with our Dispo Admin and report to our Executive Assistant (and CEO when needed). You’ll quarterback deals from contract to closing and build relationships with repeat and first-time buyers. Responsibilities: Underwriting & Exit Strategy • Review acquisitions call transcripts and deal files • Underwrite properties using comps, local data, and condition • Decide best exit strategy (wholesale, novation, wholetail, flip, hold) • Create a clear marketing strategy for each property (price, angle, buyer avatar) Marketing Oversight • Approve and/or write marketing copy for email blasts, posts, and RVM drops • Assign photo/video or virtual staging needs to the admin • Coordinate timing and the method of property launch • Analyze buyer feedback to adjust marketing plan and pricing as needed Buyer Engagement & Offer Management • Reach out to and respond to interested buyers and agents • Qualify buyers and present them with opportunities • Coordinate showings and walkthroughs with support from the Dispo Admin • Negotiate and execute assignment or novation agreements Access & Transaction Coordination • Coordinate seller introductions and access with Dispo Admin • Lead communication with property managers, tenants, or sellers when needed • Ensure lockboxes, keys, or on-site meetings are executed • Communicate with the title to track EMDs, HUD timelines, and curative status Pipeline & Reporting • Maintain accurate CRM and deal board status for each deal • Track all buyer inquiries and offers • Provide weekly reporting to EA and CEO on: • Properties marketed • Showings scheduled • Offers received • Days on market • Revenue projected and closed Compensation • Base Salary: $3,000/month (contractor or W2, depending on location) • Commission: 3–5% of monthly company revenue (tied to individual performance and deal flow) • Bonus Opportunities: Performance-based raises and bonus structure available after 90 days • Perks: Growth into Dispo Manager, flexible remote schedule, high-performance team culture Qualifications: • 2+ years in real estate (dispositions, acquisitions, underwriting, or similar) • Strong understanding of comps, exit strategies, and creative finance • Experience with investor buyers and real estate marketing • Excellent communication and follow-through • Process-driven and detail-oriented • CRM fluency required (we use RESimpli – other CRMs okay) • Must thrive in fast-paced, high-accountability environments Compensation: $100,000
