    About Us: Real Property Management Colorado (RPM) is a privately owned residential leasing and property management company based in Denver, Colorado since 2007. The company currently has offices in the Denver, Colorado Springs and Ft. Collins/Loveland Metro Areas. RPM primarily focuses on the leasing, management and maintenance of a large portfolio of single-family homes, townhomes, condos and small apartment buildings. Daily activities for the company include inbound and outbound sales, marketing and showing vacant rental properties, screening potential tenants, drafting lease agreements, processing rents, and coordination of maintenance repairs and services. Individual property owners, investors, banks, REIT’s, governmental agencies and real estate professionals are typical clients of the company. RPM currently services its customer base with approximately 35 high performing and talented employees in the Accounting, Leasing, Maintenance and Sales Departments.     Job Summary: The Property Inspector is responsible for traveling to and inspecting the condition of multiple occupied properties under management of the company each day. Inspector will check the overall condition of the property to ensure there are no lease violations, outstanding maintenance issues, and that the tenant is taking care of the property. Inspector will also change the furnace filter. The Property Inspector will document and take pictures through mobile phone application at each inspection. Inspector will sync inspection data to company software at the end of each day.

    Principle Duties and Responsibilities

    Periodic Property Inspections

    Inspect overall condition of each property to make sure it is in good repair

    Inspect all windows, plumbing, water heater, and furnace to ensure proper operation

    Make sure all smoke and CO detectors are present and up to code

    Take pictures and document condition of property using mobile phone application

    Inspect for any lease violations (ie: yard, pets, smoking, etc.)

    Change furnace filter at each property

    Customer Service

    Communicate with tenants on a daily basis through face to face and phone communication

    Travel

    Inspector must travel to all occupied properties that are scheduled for each day

    Majority of travel will be in the Denver metro area

    Inspector will need to travel to Colorado Springs for a week once per quarter

    Miscellaneous

    Assist co-workers and other departments as necessary

    Perform move-out inspections as assigned by Director of Maintenance

    Handle after-hours maintenance calls as needed

    Key Attributes

    Customer service oriented with willingness to speak with and assist customers

    Supports the needs of co-workers and other departments when needed

    Minimum Requirements

    Must have valid driver’s license and clean driving record

    Ability to complete inspections proficiently

    Ability to effectively communicate with customers and co-workers

    Ability to effectively learn and use mobile phone applications and software

    Physical and Mental Demands

    Ability to lift up to fifty pounds

    Ability to stand for extended periods of time

    Ability to climb multiple flights of stairs if needed

    Ability to crawl/crouch through confined spaces

    Ability to learn internet based software/apps

    Experience with Microsoft Office Suite – Word, Outlook, and Excel

    Working Conditions

    Moderate noise at offsite jobsites (examples: traffic, city, neighborhoods, etc)
