PROPERTY MANAGER

The Property Manager is responsible for providing clients with top-tier customer service and excellence in management services. Real Property Management Richmond Metro relies on the Property Manager to demonstrate leadership and create trust with owners and tenants (both current and prospective), as well as contractors and other vendors. The Property Manager instills confidence in our services by taking world-class care of the properties we manage.
ESSENTIAL RESPONSIBILITIES
Hands-on management of property portfolio
Handling inquiries of prospective tenants
Management of Tenancy Applications and Agreements
Prepare advertisements for available rental properties
Maintaining an accurate, up-to-date record of available rental properties
Maintaining regular, close contact with current clients
Managing portfolio correspondence
Preparing rental arrears letters
Executing appropriate actions against tenants in arrears
Manage the lease renewal and non-renewal process
Authorizing payment of client invoices
Performing rent reviews
Facilitating turnovers to prepare for a new renter
Preparing outgoing property condition reports
Attending and participating in office meetings
Attending and participating in training sessions as directed by the Manager
Other duties as assigned

Proficiency with email and Microsoft Office applications
Ability to work cooperatively and collaboratively with all levels of employees, management, and external agencies to maximize performance, creativity, problem solving, and results.
REQUIREMENTS
ACTIVE REAL ESTATE LICENSE in the state of Virginia preferred
Minimum 1-2 years industry experience
Local area knowledge
Computer proficiency—Microsoft Office
The Property Manager is highly organized with strong time management skills and an understanding of prioritization. Naturally driven to provide excellent customer service and to instill trust, the Property Manager is a natural communicator with good negotiation skills, the ability to work independently, and a professional demeanor
