Role: Director of Field Maintenance
Overview
This position oversees a dispersed team responsible for maintaining, repairing, and enhancing multiple company facilities, with primary attention on the Milwaukee, WI area and support for two additional sites.
The role requires a practical, safety-oriented leader with a background in the skilled trades—such as HVAC, electrical work, or similar fields. Working closely with both property management and construction leadership, this person ensures that maintenance priorities, workflows, and project timelines are well-aligned across all locations.
The position blends day-to-day field supervision with broader operational management to guarantee that work is completed safely, efficiently, cost-effectively, and to high standards.
Core Duties
Team Leadership & Staff Development
Oversee a multi-site crew composed of HVAC techs, electricians, roofers, and general maintenance personnel.
Provide daily guidance and support, with an emphasis on directing the Milwaukee-based group.
Handle performance evaluations, personnel issues, and recruitment/onboarding processes.
Build training paths to elevate technical skills and promote growth within the team.
Take a hands-on leadership approach, joining field operations when needed to support workflow and project execution.
Project & Workflow Management
Coordinate closely with construction and property management leaders to align schedules, assign resources, and respond to incoming work requests.
Determine priority levels for repairs and ongoing maintenance at all facilities.
Assign tasks, track job progress, and report on schedules, obstacles, and outcomes.
Review completed work—internal and outsourced—to verify quality, compliance, and cost-effectiveness.
Identify opportunities to perform work in-house when beneficial versus using outside vendors.
Maintain organized documentation of maintenance activities, material usage, and project results.
Safety Leadership
Act as the primary safety authority for the field maintenance group.
Enforce adherence to OSHA requirements and internal safety procedures.
Conduct audits, field inspections, and safety briefings to promote safe practices.
Proactively address hazardous behaviors or conditions.
Foster a culture in which safety is consistently emphasized and reinforced.
Planning, Budgeting & Operational Improvement
Prepare and manage budgets related to labor, supplies, and contractor work.
Track performance indicators tied to efficiency, turnaround time, and cost management.
Work with leadership teams to anticipate future maintenance needs, plan capital projects, and streamline processes.
Recommend operational adjustments that improve communication, productivity, and team effectiveness.
Build and maintain a strong preventive maintenance program.
Qualifications
Experience: At least 7 years in facility maintenance, building operations, or the trades, including a minimum of 3 years in a leadership or supervisory position.
Technical Background: Direct field experience—preferably in electrical systems, HVAC work, or a closely related trade—is required.
Key Skills:
Broad knowledge of building systems including electrical, HVAC, roofing, and general infrastructure.
Ability to collaborate effectively with property management and construction teams.
Strong communication, organization, and leadership capabilities.
Experience managing contractors, controlling project costs, and overseeing maintenance workflows.

Education: Trade school certificates, technical training, or equivalent experience is preferred.
Additional Requirements:
Occasional travel to other facilities (approximately 10–20%).
Must be comfortable in both office settings and hands-on field environments, stepping into practical work when needed.
