    At Augusta Rental Homes, we are Raising the Standard and Expectations of Property Management. With a growing multifamily portfolio currently totaling 1,300 units across the Augusta Metro Area, we are seeking an experienced and solutions-oriented Regional Manager to lead our team of Multi Family Portfolio Managers and elevate team and property performance across the board. This role is not just supervisory—it is deeply hands-on, with a strong emphasis on leadership, coaching, accountability, and property-level excellence. You will guide six Portfolio Managers, manage escalated issues, and ensure our properties reflect the quality and professionalism Augusta Rental Homes is known for. Responsibilities: Leadership & Team Development • Provide direct oversight and mentorship to a team of six Portfolio Managers. • Conduct weekly one-on-ones and property visits to support team performance and morale. • Proactively coach team members on effective problem-solving and strategic thinking. Escalation Management & Resident Relations • Handle escalated concerns from residents, vendors, or property owners with professionalism and urgency. • Partner with managers to resolve complex issues and model effective resolution techniques. Performance Assessment & Training • Assess Portfolio Managers’ strengths and areas for improvement through regular observation, KPI reviews, and field feedback. • Develop and implement training plans to improve individual and team effectiveness. • Uphold accountability by reinforcing standards and follow-through. Capital Planning & Budget Oversight • Review and approve CapEx requests in partnership with Portfolio Managers. • Build and guide budget frameworks to support strategic decision-making at the property level. • Monitor spend against budgets and identify opportunities for efficiency. Standards Compliance & Operational Excellence • ****Ensure all properties meet or exceed Augusta Rental Homes Property Standards. • Conduct routine audits and site visits to evaluate maintenance, curb appeal, leasing performance, and resident experience. • Implement action plans for underperforming assets. Qualifications: • Experience : 5+ years in multifamily property management, including multi-site/regional leadership experience. • Leadership : Demonstrated success in managing and mentoring property managers. • Operational Knowledge : Deep understanding of budgeting, CapEx planning, resident relations, and owner reporting. • Problem-Solving : Ability to resolve escalated issues efficiently and train others to do the same. • Communication : Clear, professional communicator with owners, residents, and internal teams. • Tech Savvy : Familiar with property management software (e.g., AppFolio, Yardi, Buildium), Google Workspace, Apple Products. • Travel : Must be able to travel frequently to properties within the Augusta Metro Area. • License : Valid driver’s license and reliable transportation. Compensation: $95,000 - $110,000 yearly
