Regional Property Manager – Turnaround & Lease-Up

About the Role
We are a growing commercial and residential real estate company seeking an experienced Regional Property Manager to lead operations across a diverse multi-property portfolio in Texas. This role has two equally critical mandates:
Turnaround: Stabilize legacy properties requiring immediate corrective action — occupancy audits, high-volume evictions, and full operational restructuring.
Lease-Up: Drive rapid absorption on 2–3 newly constructed Class A properties targeting stabilization for disposition. Speed and presentation matter — these assets need to hit occupancy benchmarks on an aggressive timeline.
You will work alongside an Asset Management consultant who handles portfolio strategy, owner reporting, and financial analysis. Your focus is execution across both sides of the portfolio: cleaning up distressed assets while simultaneously filling brand-new ones.
What You'll Do
Turnaround (Legacy Properties)
Conduct physical property walks and audits to reconcile actual occupancy against rent rolls
Manage and execute a high-volume eviction pipeline in coordination with legal counsel
Identify and remove unauthorized occupants and restore unit control
Rebuild accurate records and operational processes from the ground up
Lease-Up (New Construction, Class A)
Execute and oversee aggressive lease-up strategies to hit stabilization targets as quickly as possible
Manage the full leasing cycle: marketing coordination, showings, applicant screening, and lease execution
Ensure properties are presented at a Class A standard — model units, common areas, curb appeal, and punch list follow-through with contractors
Track absorption pace weekly and flag any obstacles to the Asset Management team for strategic adjustment
Coordinate with ownership and the AM consultant on pricing strategy, concession deployment, and comp analysis
Portfolio-Wide
Oversee all tenant-facing operations: leasing, renewals, notices, and collections
Maintain AppFolio data integrity, including nightly reporting and KPI tracking
Supervise on-site staff, vendors, and maintenance teams across all properties
Travel regularly to Longview, TX (by car) and Lubbock, TX (by air) for property inspections and oversight
Deliver monthly property condition and performance reports to leadership
What You Bring
3–5+ years of direct property management experience with exposure to both distressed/turnaround environments and new construction lease-ups
Proven track record managing eviction processes at volume
Demonstrated success driving rapid lease-up and stabilization of Class A or new-build properties
Deep proficiency in AppFolio (required)
Strong understanding of leasing fundamentals: pricing, marketing, tenant screening, and closing
Comfort operating independently across geographically dispersed properties
Strong organizational skills and a bias toward accountability and documentation
Valid driver's license and willingness to travel weekly
Compensation & Benefits
Base Salary: $100,000 – $115,000, commensurate with experience
Monthly Vehicle Allowance: Provided to cover routine travel between DFW and Longview; all mileage-related wear, fuel, and maintenance for work travel included
Air Travel: Company-paid flights for all required trips to Lubbock
Stabilization Bonus: Performance-based bonus tied to achieving specific KPIs within the first 90 days (e.g., squatter removal, restored occupancy, record accuracy, and lease-up velocity targets)
