Regional Sales Manager – Ground-Up Development Projects
New York / New Jersey (Travel-Based)
$60K–$200K Base + Commission
Description
We’re seeking a driven, relationship-focused Regional Sales Manager to lead sales and client growth within the ground-up development sector, representing specialty materials and installation packages used across large-scale construction projects.
You’ll own a geographic territory (either New York or New Jersey), build relationships with developers, GCs, and contractors, and expand business through consistent outreach, follow-through, and project pipeline development.
This role combines hands-on relationship management, territory expansion, and project acquisition. You’ll travel between job sites, identify new construction opportunities, and work closely with internal estimating and logistics teams to ensure smooth bidding, coordination, and delivery.
Requirements
• Strong background building field-based sales pipelines with developers, contractors, or related construction partners.
• Full-time travel across regional projects to visit clients and identify opportunities.
• Proven experience managing large-scale or project-based accounts.
• Ability to independently develop and track a personal sales pipeline.
• Exceptional communication and follow-through with developers, GCs, and project teams.
• Self-motivated, entrepreneurial, and relationship-driven, with strong local market knowledge (NY or NJ).
Responsibilities
Territory Development
• Identify and pursue new ground-up development projects across the assigned region.
• Build lasting relationships with developers, contractors, and purchasing contacts.
• Monitor active and upcoming projects to ensure early involvement in bidding and specification.
Account Management
• Maintain and expand relationships with existing and house accounts.
• Serve as the primary point of contact throughout project lifecycles—from estimating through delivery.
• Ensure a top-tier client experience through consistent communication and follow-up.
Sales Growth & Reporting
• Build, manage, and own a complete project pipeline, reporting directly to leadership on progress and forecasts.
• Collaborate cross-functionally with logistics, purchasing, and project coordination teams to ensure operational excellence.
• Represent the company professionally across all client interactions and industry events.
Must-Haves
• Experience selling into the construction, development, or architectural products industry.
• Strong understanding of ground-up project cycles and field engagement.
• Proven ability to generate business through proactive relationship-building and consistent follow-through.
• Willingness to travel extensively throughout assigned territory.
