    Snaplistings is seeking a Regional & Territory Development Contractor to support new business growth within an assigned market in Central Tennessee (Nashville/Knoxville), Texas (Dallas/Fort Worth/Austin), North Carolina (Raleigh/Charlotte).

    This is an independent contractor engagement designed for a self-directed business development professional with strong relationship-building skills and, ideally, existing connections within the multifamily, property management, development, and broader real estate industries.

    The Territory Development Contractor is responsible for developing the assigned territory, identifying and qualifying prospective clients, securing and attending introductory meetings, and building a high-quality pipeline of opportunities for Snaplistings.

    The contractor owns the relationship through the initial introduction and qualification stage. Once a qualified opportunity is established, Snaplistings' Business Development Lead will take over responsibility for the pitch, product demonstration, proposal, pricing, negotiation, and close.

    The goal of this engagement is not simply to generate meeting volume - it is to create qualified introductions to prospective clients with a genuine potential need for Snaplistings' marketing services and technology solutions.

    Engagement Structure

    • Independent Contractor
    • Initial Term: 3 months
    • Opportunity to extend the engagement based on performance and mutual agreement
    • Territory focused on Central Tennessee (Nashville/Knoxville), Texas (Dallas/Fort Worth/Austin), North Carolina (Raleigh/Charlotte), depending on assignment
    • Contractor operates independently and manages their own prospecting strategy, schedule, travel, and business development activities
    • In-person relationship development and prospect meetings are an important component of the engagement

    Compensation

    Compensation is structured to reward both territory-development activity and the quality of opportunities generated.

    Monthly Retainer: $1,250

    Minimum 20 property visits per month

    Performance Compensation:

    • $250 per qualified prospect meeting attended (Target: 4-8/month)
    • $1,000 for each originated opportunity that results in a signed client contract within 8 months (Target: 1/month)

    Performance compensation applies to qualified opportunities originated by the contractor during the engagement, subject to the qualification and attribution criteria established by Snaplistings.

    Scope of Work

    Territory Development & Prospecting

    • Develop and execute an independent business development strategy for the assigned territory.
    • Identify prospective multifamily property owners, operators, developers, property management companies, and other approved target accounts.
    • Research properties, portfolios, organizations, and relevant decision-makers within the territory.
    • Build and maintain a targeted prospect pipeline focused on accounts with meaningful potential for Snaplistings' services and technology.
    • Leverage existing industry relationships, referrals, market knowledge, networking, industry databases, and direct outreach to generate new opportunities.
    • Identify regional industry events, associations, networking opportunities, and other channels that can create access to prospective clients.
    • Prioritize quality of opportunity over volume of outreach.

    Prospect Qualification

    • Conduct initial outreach and discovery to determine whether prospective accounts represent a meaningful business opportunity for Snaplistings.
    • Identify relevant decision-makers and influencers responsible for marketing, leasing, portfolio operations, technology, or vendor selection.
    • Develop an initial understanding of the prospect's portfolio, current marketing approach, leasing challenges, technology stack, and potential needs.
    • Determine whether there is a relevant opportunity for Snaplistings' full-funnel marketing services, lead generation capabilities, technology, reporting, or related solutions.
    • Qualify prospects before advancing them to Snaplistings' Business Development Lead.

    In-Person Sales & Property Visits

    • Travel extensively within your assigned territory to meet prospects and clients on-site at properties, corporate offices, and industry events.
    • Conduct in-person discovery meetings with regional leadership, marketing directors, and portfolio decision-makers to understand their leasing goals, pain points, and current marketing performance.
    • Walk properties to develop a firsthand understanding of each prospect's market position, unit mix, competitive set, and marketing needs.
    • Build long-term relationships with regional and corporate leadership across multifamily operators in your territory.

    Appointment Setting & Introductory Meetings

    • Secure qualified introductory meetings with prospective clients and relevant decision-makers.
    • Attend introductory meetings, including in-person meetings when appropriate, to establish the relationship and provide initial context on Snaplistings.
    • Introduce Snaplistings' capabilities at a high level and identify the prospect's business needs and potential areas of opportunity.
    • Establish a clear next step when an opportunity warrants continued discussion.
    • Coordinate follow-up meetings between qualified prospects and Snaplistings' Business Development Lead.
    • Provide the Business Development Lead with appropriate background and qualification information before handoff.

    Business Development Handoff

    Once a prospect has been qualified and is ready to advance into the formal sales process, the Business Development Lead assumes primary responsibility for the opportunity, including:

    • Detailed sales presentation and pitch
    • Product and technology demonstrations
    • Solution development and scope
    • Pricing
    • Proposal preparation and presentation
    • Negotiation
    • Contracting and close

    The Territory Development Contractor may remain involved as appropriate to maintain continuity of the relationship, facilitate introductions, and support progression of the opportunity, but is not responsible for managing or closing the formal sales process.

    CRM & Pipeline Management

    • Maintain accurate and current records of prospecting and business development activity in Snaplistings' designated CRM.
    • Track accounts, contacts, meetings, qualification status, notes, next steps, and opportunity stages.
    • Maintain visibility into the status of contractor-originated opportunities after handoff to the Business Development Lead.
    • Maintain an organized pipeline of active prospects and upcoming meetings.
    • Provide regular visibility into territory activity, qualified opportunities, and prospective accounts.
    • Capture relevant regional market intelligence, competitive insights, and prospect feedback gathered through business development activity.

    What Constitutes a Qualified Meeting

    To qualify for the meeting performance payment, a meeting must:

    • Be with a prospective owner, operator, developer, property management company, or other Snaplistings-approved target account.
    • Include a relevant decision-maker or meaningful influencer with responsibility for marketing, leasing, operations, technology, or vendor selection.
    • Represent a legitimate potential opportunity for Snaplistings' services or technology.
    • Be originated or materially developed by the Territory Development Contractor.
    • Actually occur; scheduled meetings that are cancelled or result in a no-show do not qualify.
    • Be appropriately documented in the CRM with relevant account and opportunity information.

    Snaplistings may establish additional reasonable qualification criteria to ensure performance compensation rewards meaningful business development opportunities rather than meeting volume alone.

    Who You Are

    You are an entrepreneurial, self-directed business development professional who knows how to open doors and build relationships.

    You are comfortable independently developing a market, identifying the right organizations and decision-makers, and turning cold or existing relationships into meaningful business conversations.

    You understand that success in this engagement is measured not simply by the number of meetings booked, but by the quality of the prospects and opportunities you introduce to Snaplistings.

    You are comfortable working independently, managing your own schedule and business development activities, and being accountable for agreed-upon outcomes without day-to-day supervision.

    Preferred Qualifications

    • 3+ years of B2B business development, sales, partnerships, or relationship-development experience.
    • Existing relationships within multifamily real estate, property management, development, PropTech, real estate marketing, or related industries strongly preferred.
    • Strong network within the assigned Central Tennessee, North Carolina or Texas market is highly desirable.
    • Demonstrated ability to identify and engage senior decision-makers.
    • Strong interpersonal, networking, presentation, and relationship-management skills.
    • Comfortable conducting both in-person and virtual introductory meetings.
    • Understanding of multifamily leasing, digital marketing, lead generation, marketing technology, or property management operations is a plus.
    • Experience using CRM and sales technology platforms.
    • Ability to operate independently and manage territory-development activities without daily oversight.
    • Willingness and ability to travel within the assigned territory as appropriate for prospect meetings and industry events.
