Responsibilities: • Coordinate on-site material deliveries, prepare materials for returns, fill out purchase orders, remove debris, and handle waste removal properly • Adhere to all safety guidelines on job site and immediately report any incidents or violations of work rules to supervisor • Help builders, contractors, project engineers, and construction manager with all aspects of the job and the daily procedures of the project to ensure the project gets completed in a timely manner and you develop your construction skills • Water the yard and clean the job site as needed to maintain a good exterior appearance • Keep detailed records of job changes and a daily log of job site occurrences to assist with documentation for the project manager • Control rehab schedules and budgets • Create scopes of work and rehab estimates • Enforce contractor accountability • Validate deal profitability before offers • Help source off-market and value-add properties • Enforce Deadlines • Tech capable (project software, spreadsheets, photos) • Outcome-driven, not task-driven Qualifications: • Construction or administrative work experience is desired, but not required • Must have graduated high school or has GED • Have good physical stamina to climb ladders and climb stairs, work outdoors for long periods of time • Carry a valid driver's license and a clean driving record • Proven track record of adhering to project schedules, being a team player, regular attendance at work, professionalism, and a strong work ethic • Must be able to source contractors • Must understand construction rehab management • Must understand construction standards and code • Must have an eye for detail • Must be a great communicator with multiple different personality types • Must be solution-driven, not a problem creator Compensation: $70,000 - $110,000 Commission - Fee based
