About the Role
Up Close Inspections is a full-service property inspection company serving the metro Cleveland, Ohio area (residential, commercial, mold, sewer scope, radon, water sampling, termite). We're looking for an experienced office assistant to manage scheduling, client communication, and light administrative work — someone who can hit the ground running with minimal training.
This is not an entry-level role. We need someone who already knows the tools and can operate independently, especially during hours when our owner is on-site conducting inspections and unavailable by phone.
What You'll Do
Manage inbound calls, texts, and scheduling requests
Work within GoHighLevel (GHL) — including the Opportunity/pipeline section — to track leads and jobs through the CRM
Schedule and manage appointments in Spectora
Provide light administrative support (email management, follow-ups, client updates)
Serve as the point of contact during hours our inspectors are in the field
Upsell additional services during booking calls — sewer scope, radon testing, water sampling, termite inspection — based on the client's property and needs
Requirements
Proven, hands-on experience with GoHighLevel is essential — along with Spectora experience — you should already know how to navigate the CRM, work the Opportunity pipeline, and manage scheduling without a walkthrough
Sales or upselling experience — comfortable identifying opportunities to recommend additional services on a call, without being pushy
Must be available and responsive during Eastern Time business hours
Excellent written and verbal communication — professional, polished, client-facing tone
Highly responsive — quick to reply during work hours, not someone who lets messages sit
Strong organizational skills and attention to detail
Prior experience in home inspection, real estate, property services, or a similar client-scheduling role is a plus

You can describe, unprompted, how you'd use the GHL Opportunity section to track a lead from first contact to booked inspection
You've worked in a CRM-heavy, phone-and-text-heavy role before
You've got a track record of upselling or cross-selling in a service-based business
You understand the importance of a professional first impression — you may be the first (or only) voice a client hears from our company

Interview Questions — Sales & Upsell Focus
"Walk me through a time you upsold or cross-sold a customer on a service they weren't originally calling about. How did you identify the opportunity, and how did you bring it up without sounding pushy?" Listen for: a specific, real example (not a hypothetical or generic answer), and a read on the customer's needs rather than a scripted pitch.
"A client calls to book a standard home inspection. Based on what you know about our services, what else might you mention to them during that call, and how would you bring it up?" Listen for: whether they naturally think to mention sewer scope, radon, water sampling, or termite inspection — and whether they tie it to something relevant (home age, well water, etc.) rather than just listing add-ons.
