    The Property Manager is responsible for maintaining property rentals by advertising and filling vacancies, negotiating and enforcing leases, and maintaining and securing premises. We are looking for a Property Manager to be responsible for the direct management oversight of assigned commercial/residential properties. The goal is to maximize asset value, customer satisfaction, and revenue. The ideal candidate will excel in satisfying the needs of ownership and tenants while preserving and increasing the value of the properties. Responsibilities: • Help create and organize marketing initiatives that generate excitement and new qualified leads/leases • Collects rent, pays bills, schedules and keeps track of expenditures to help ensure financial goals • Coordinates and oversees on-site operations including budget implementation, vendor relationships, contractor workmanship, rent collections, accounts payable, etc. to ensure smooth operations of the property • Advertise and obtain referrals in order to attract new tenants • Establishes rental rate by surveying local rental rates and calculating overhead costs, depreciation, taxes, and profit goals to ensure fair and competitive pricing • Facilitates resident move-ins/move-outs by negotiating leases, collecting security deposits and processing applications to ensure a smooth process • Coordinate repairs and renovations for tenants in a timely manner and to their satisfaction Qualifications: • Some weekend and evening hours required • High School Diploma or equivalent • Past sales experience is preferred • Possess ability to connect with a variety of personalities on the phone and in person • Ability to use computer programs such as Microsoft Office Compensation: $40,000-$65,000
