Compensation: • Salary Range: $70,000 - $80,000 • Opportunity for internal growth • Profit Sharing Potential • Real Estate Distributions • Real Estate Investment Opportunities • Opportunity to make your mark on growing an enterprise • Benefits - health insurance, dental, vision, retirement • Paid Time Off Responsibilities: Single point of contact for a designated portfolio • The Property Manager will oversee the entire operation of the portfolio including but not limited to the financial aspects, property showings, move-ins, notices to vacate, move-outs, unit turns, daily management, and inspections. Accountable to metrics and goals as outlined. Financials • Pay vendor invoices and ensure owners have the funds and that vendors have photos uploaded • Understand and oversee the performance of 3 Financial statements - Cash Flow, Balance Sheet and Income Statement • Owner Onboarding: Manage the initial onboarding of new client’s portfolio(s) Leasing • Lease Renewals: work with residents and owners to negotiate renewal terms • Rental License Renewals: Manage license renewals on time and within budgeted performance measures Management • Effectively manage the Landlord/Tenant Process • Rent Collection / Delinquency Monitoring - Effectively manage tenant relationships for collection of rent and monitor/manage delinquency rates and efficiency • Run, monitor, analyze, and share all monthly reports • Personally manage all resident relations, including effective conflict resolution to a positive outcome • On-Call Rotation Administration • Responsible for meeting all monthly lead measures • Update and maintain client and resident data in the software • Respond to all requests (phone and email) within 24-hours GM in training • Backup to GM, run meetings, etc if on vacation Point of Escalation House Expert on all things residential property management • First line of defense for Property Management related questions/issues • Handle all tenant complaints/escalation issues • Handle owner escalation issues and questions related to owners that the PMs need help with • Respond to PM questions... How do I? What should I do? Qualifications: • 3+ years of leadership experience in Residential Property Management • Experience with Appfolio a plus • Demonstrated leadership and team development skills • Has to have managed a team with at least 3 team members • Ability to acquire a Pennsylvania Real Estate license within the first year of employment • Strong financial acumen, proficient in budgeting, financial planning, and performance analysis • Exceptional communication and interpersonal skills, capable of building relationships with tenants, owners, and community members • Availability to handle emergency situations outside of standard working hours as needed Compensation: $70,000 - $80,000
