Residential Construction Project Manager

Greiner Property Management is looking for a detail-oriented, solution-focused Residential Construction Project Manager to lead projects from preconstruction through final walkthrough. This is an exciting opportunity to join a values-driven real estate investment company in Ann Arbor and directly shape the homes and neighborhoods of our growing portfolio. You'll work with a trusted team of designers, engineers, GCs, and trades and be empowered to make key decisions on every build. Responsibilities: What You’ll Be Doing • Evaluate new property acquisitions and recommend project scope: remodel, addition, or new build • Collaborate with architects, designers, and city officials to finalize plans and ensure code compliance • Create project timelines, budgets, material take-offs, and bid packages for subcontractors • Oversee daily operations at job sites, ensuring work quality, safety, and adherence to schedule • Coordinate inspections, resolve site issues, and ensure permits are secured and closed out • Communicate proactively with stakeholders to manage expectations and timelines • Track costs, monitor change orders, and report on project progress to leadership Qualifications: What We’re Looking For Required Qualifications • 10+ years of experience in residential construction or remodeling • 3+ years of project management experience with full-cycle accountability • Demonstrated ability to manage budgets, trades, materials, and deadlines • Familiarity with permitting and zoning in Ann Arbor Preferred Experience • Familiar with EOS, Gantt scheduling, and digital project management tools • Existing relationships with Michigan-based GCs and subcontractors • Knowledge of local building codes Ideal Personality Traits • Organized, calm under pressure, and relentlessly accountable • Decisive yet collaborative — knows when to escalate and when to lead from the front • Myers-Briggs: ESTJ, ESTP, ISTJ, ISTP • Culture Index: High A (dominance), Low B (sociability), Low C (patience), High D (detail orientation) Compensation: $75,000 - $110,000
