The Keystep Housing Fund is a a real estate investment company specializing in buying undervalued residential properties that are in need of repair, completing the remodels, and selling them as "Rent-To-Own" to tenant buyers who could not otherwise purchase a home. We do approximately 50 remodels per year and with with the same subcontractors on each property. All of our properties are within 90 minutes of RDU International Airport.

We are looking for a self-motivated licensed plumber with experience in remodels. We will pay by phone for all materials and provide weekly progress payments, but as a 1099 contractor, you will be expected to use your own vehicle and tools. A qualified plumber must have attention to detail and be able to arrive to jobsites on-time, complete the jobs in the agreed upon timeframe, leave the construction site clean each day, and provide photos of their work before leaving the jobsite.

If interested, this could be a full-time position, but we can also go job-by-job for contractors with an established book of business.

Job Expectations:

Drive to any job within 90 minutes of Raleigh, NC

Consult during the planning phase of the job.

Provide "cost effective" solutions. Every house can't be a full re-pipe.

Pickup materials from supply house, Lowes, Home Depot, etc.

Provide details and signatures needed for permitting in a timely matter.

Clean work area to "broom clean" and put all trash and boxes in provided dumpster

Compensation: Our compensation structure uses a flat rate pricing "book" based on $75/hr. If you're fast and don't have to come back for warranty work, $100+/hr is possible. Below are some sample prices of very common tasks and include labor only. We pay for all materials and supplies:

Install Toilet - $75

install Kitchen Faucet - $75

Install Bathroom Faucet - $56.25

New Supply Lines and Drain stub out (when existing lines are within 4 ft) - $225

Install Electric Hot Water Tank - $300

Install new 4pc Fiberglass shower - $300

Non-plumbing tasks such as picking up fixtures/materials - $75/hr (agreed upon prior to accepting job)

Logistics:

This is a 1099 independent contractor position.

All invoices and photos received by midnight each Tuesday are direct deposited on Friday.

If details are not as expected, change orders must be approved before work has begun.
