    Job Description

    CrestCore Realty and Property Management, a 6am Core Collective company, is looking for a District Portfolio Manager (DPM)

    CrestCore is a premier third-party manager and agent for investors/owners of residential rental properties in Shelby, Tipton, Fayette, Madison, and Desoto Counties. We offer management, leasing, maintenance, construction, and accounting services to our clients to build wealth and secure passive income for retirement. With over 2400 rental units and 700+ clients, CrestCore is a market leader in single-family and multifamily management in the Midsouth.

    We are seeking a highly-motived DPM to own responsibility for the physical and financial fitness of a 600-1,000 unit portfolio of residential rental units for 150-250 investment clients. Leading a team of property managers and administrators and collaborating with our Leasing and Maintenance partners, the DPM will foster and improve relationships with their tenants and investor clients to successfully meet operational and financial performance goals.

    PRIMARY RESPONSIBILITIES FOR THIS ROLE INCLUDE:

    A. PROMOTE CLIENT WEALTH-BUILDING AND CONFIDENCE IN OUR COMPANY

    • Mitigate Vacancy Loss for Clients
    • Moderate Client Property Expenses
    • Ensure Regulatory Compliance for each Unit
    • Foster professional Communication/recommendations to optimize portfolio performance and client retention
    • Lead Issue Resolution within portfolios

    B. DEVELOP AND OWN SERVICE RELATIONSHIP WITH TENANTS

    • Establish and maintain professional communication between our property management team and tenants
    • Maximize monthly Rent/fee collection
    • Fulfill Tenant maintenance requests through Maintenance/Construction vendors
    • Maximize Tenant retention, renewal, and rent appreciation
    • Promote the growth of CrestCore, process efficiency, team mentoring, and financial performance
    • Own KPI results to drive the company's income objectives
    • Assist in developing/revising SOP’s to improve efficiency
    • Coach and mentor team to adhere to SOP’s and improve performance to KPI’s
    • Report KPI Results and Analyze Performance Trends
    • Minimize client/tenant concessions due to company errors
    • Fulfill any other responsibilities or projects as assigned by the supervisor.

    QUALIFICATIONS FOR ROLE:

    • Prefer 5 years of combined experience in Operational Leadership/management roles with 4+ direct reports
    • Accredited Bachelor’s degree preferred or commensurate residential property management experience of at least 7 years of progressive responsibility
    • Excellent verbal and written communication skills
    • Intermediate level knowledge of Microsoft Excel/data analytics, MS Word and MS PowerPoint
    • Compensation commensurate with experience.
