    Justin Udy & Team is seeking a Property Management Operations Manager to oversee and grow our residential rental portfolio from 40+ units toward 75+ units and beyond. This is a client-facing, operations-driven role designed for a proven property management professional who thrives in a fast-paced environment and takes true ownership of systems, service, and results. The ideal candidate has a strong track record of success in property management, demonstrates exceptional organization, and exercises sound business judgment in daily decision-making. This role requires a high level of professionalism, integrity, and fairness, along with an acute focus on tenant experience, owner communication, and long-term asset performance. You’ll be responsible for overseeing day-to-day operations, including tenant relations, maintenance coordination, vendor management, and accurate financial reporting, while helping implement and refine systems that support growth and scalability. Responsibilities: Tenant & Owner Relations • Serve as the primary point of contact for tenants and property owners • Answer inbound phone calls and inquiries related to property management and rentals • Resolve tenant concerns professionally, calmly, and in alignment with company standards • Maintain clear, accurate documentation of all communication within TenantCloud • Ensure tenants feel heard, owners feel informed, and expectations are consistently managed Property Management Operations (40–75 Units) • Oversee rent collection, delinquencies, notices, and lease enforcement • Manage move-ins, move-outs, renewals, inspections, and security deposit accounting • Prepare and review monthly owner statements through TenantCloud • Ensure all financial data is entered accurately to support automated reporting • Maintain compliance with Fair Housing laws and Utah property management regulations • Track expenses, pay bills, and monitor expenditures to ensure financial goals are met Leasing, Pricing & Portfolio Growth • Advertise available units and leverage referrals to attract qualified tenants • Establish and recommend competitive rental pricing by analyzing market data, expenses, and asset goals • Monitor prospects, leasing activity, and vacancy trends to support portfolio growth • Show rental units as needed, execute leases and addenda (license required) • Support onboarding of new properties and management clients as the portfolio scales Maintenance & Vendor Management • Triage maintenance requests and determine urgency and scope • Obtain, review, and evaluate repair bids based on cost, necessity, and long-term value • Coordinate vendors, approve work within guidelines, and follow through to completion • Track preventative maintenance schedules and recurring service needs • Communicate repair recommendations and outcomes clearly with property owners What Success Looks Like • Phones answered consistently and professionally • Owner statements delivered cleanly and on time every month • Maintenance issues handled quickly with sound judgment • Portfolio stabilized and prepared to scale toward 75+ units • Owners feel confident, tenants feel supported, and systems run smoothly Qualifications: • A valid Real Estate License (Required) • 2+ years in property management or real estate operations • Comfortable on the phone with tenants, owners, and vendors • Possess the ability to connect with a variety of personalities on the phone and in person • Strong understanding of residential maintenance and repairs • Excellent computer skills, including Microsoft Office • Experience with property management software (TenantCloud a plus) • Organized, calm under pressure, and process-oriented • Reliable transportation for property visits and showings • Some weekend and evening hours required Compensation: $50,000 - $60,000 yearly
