    Residential Property Manager - 200+ Doors We are hiring a high-accountability Property Manager to take full ownership of the day-to-day operations of our growing residential portfolio. This is not an entry-level property management role. This is not a “maintenance coordinator” position. This is an operations leadership role with real autonomy, real expectations, and real impact. We are looking for a decisive, process-driven operator who can manage properties, vendors, tenants, owners, systems, timelines, and financial performance with minimal oversight. Responsibilities: Portfolio Operations • Oversee the day-to-day management of residential rental properties • Manage vacancies, leasing timelines, and unit turn coordination • Ensure units are rent-ready within company standards and timelines • Handle delinquency management, notices, and tenant communication • Conduct property inspections and ensure documentation accuracy • Manage workflows and communication through AppFolio and related systems Property Owner & Tenant Communication • Serve as the primary operational contact for property owners, tenants, and vendors • Respond to property owner communication the same day whenever possible • Resolve issues proactively without requiring company ownership involvement • Maintain strong communication and follow-through across all parties Vendor & Maintenance Oversight • Build and maintain strong vendor relationships • Control maintenance and turn costs without sacrificing quality • Coordinate repairs, inspections, and property readiness • Ensure vendors meet timelines, pricing standards, and expectations Systems & Process Improvement • Help improve and document operational systems and workflows • Build scalable SOPs and operational consistency • Identify inefficiencies and proactively solve problems before they escalate • Operate with strong attention to compliance and detail What Success Looks Like • Company owners trust you to fully manage operations • Properties stay occupied and operationally efficient • Unit turns are completed quickly and correctly • Tenant and property owner issues are handled proactively • Communication is fast, clear, and professional • Problems are solved before they become fires • Systems improve because you touched them Who Thrives In This Role • Highly accountable and naturally take ownership • Decisive and comfortable making operational decisions • Process-oriented and detail-focused • Thick-skinned and able to handle direct feedback professionally • Calm under pressure and not emotionally reactive • Comfortable handling difficult conversations with confidence • Fast-moving, organized, and proactive • Motivated by performance, efficiency, and results This role requires someone who can think independently, execute consistently, and continuously improve operations. Qualifications: Ideal Experience • Residential property management experience strongly preferred • Experience with AppFolio or similar PM software preferred • Strong operational, organizational, and communication skills • Ability to manage multiple priorities without losing follow-through • Understanding of leasing, maintenance coordination, delinquency management, and property operations Preferred Experience • Process improvement or SOP development experience • Vendor management experience • Experience managing unit turns and occupancy timelines • Strong financial awareness and cost-control mindset Compensation: $60,000 - $80,000 yearly
