We are seeking a motivated, hands-on Residential Property Manager to oversee the day-to-day operations, leasing activity, and resident experience for our community. This full-time, on-site position plays a critical role in leading the onsite team, ensuring building systems and vendors perform at a high standard, maintaining strong occupancy and customer service, and driving financial performance through budget oversight, rent management, and cost control. The ideal candidate is organized, proactive, and comfortable balancing people leadership, resident communication, leasing support, and operational demands to ensure the property runs smoothly and residents feel supported and valued.
Residential Property Manager Responsibilities:
- Lead and supervise onsite team members including Facilities, Leasing, Security, and Housekeeping; support hiring, scheduling, and performance management.
- Oversee daily property operations, respond to resident needs, and handle urgent situations/emergencies as required.
- Support leasing activities as needed, including prospect follow-up, resident tours, application approvals, and ensuring units are rent-ready.
- Manage financial performance by controlling expenses, maximizing rental revenue, supporting rent collection, preparing budgets/forecasts, and reporting variances to ownership.
- Maintain property standards by coordinating maintenance, repairs, vendor services, renovations, landscaping, and move-in/move-out inspections.
- Ensure compliance with occupancy policies, leasing regulations, resident insurance requirements, and all applicable rental laws.
- Manage key operational systems and platforms such as AppFolio, marketing/listing sites, key fob access, security camera monitoring, and resident communication tools.
- Oversee resident communications, notices, work order coordination, community updates, and customer service efforts.
- Coordinate inspections and service contracts (fire/life safety, elevator, alarm systems, etc.) and ensure deadlines are met.
- Execute marketing and resident retention initiatives, including outreach campaigns, materials updates, and occasional resident events.
- Support new development turnovers and construction coordination for move-ins, repairs, and quality control walk-throughs.
- Oversee operations and guest experience for any Airbnb/short-term rental units, including implementation and ongoing service needs.
Residential Property Manager Qualifications:
- 3+ years of property management experience (multifamily/residential preferred); lease-up experience a plus
- Proven ability to lead onsite teams and manage employee scheduling, performance, and day-to-day operations
- Strong working knowledge of leasing, resident relations, renewals, and fair housing compliance
- Experience managing property budgets, expense controls, variance reporting, and basic financial reporting to ownership
- Ability to handle resident concerns, conflicts, and emergencies professionally and with urgency
- Comfortable coordinating maintenance, vendor contracts, repairs, inspections, and building system oversight
- Proficient with property management and leasing technology such as AppFolio (preferred) and online listing platforms (Zillow, Apartments.com, etc.)
- Ability to complete and manage documentation including notices, leases, move-in/move-out inspections, and compliance records
- Strong communication skills (written and verbal) for resident updates, team leadership, and vendor coordination
- Highly organized with strong follow-through and ability to manage multiple priorities in a fast-paced environment
- Working knowledge of security/access systems and onsite operational tools (key fobs, cameras, Mailchimp, etc.) is a plus
- Must be able to work full-time on-site (8:30am–5:30pm, Monday–Friday) with occasional weekend responsibilities as needed
- Valid driver’s license and reliable transportation (if required for vendor coordination or offsite errands)
