    Real Estate New Construction Acquisitions Manager – Outside Sales Beachworks LLC is hiring a Real Estate Acquisitions Manager to drive off-market deal flow across the Puget Sound. This is a high-ticket, outside sales role focused on sourcing, negotiating, and closing residential real estate opportunities directly with homeowners. You’ll be in the field, sitting at kitchen tables, walking properties, and structuring deals. Your results drive your income. Responsibilities: What You’ll Be Doing High-Ticket Sales & Deal Execution (Core Focus) This is a sales-first acquisitions role. Most of your time will be spent sourcing, negotiating, and closing deals. • Generate and manage off-market real estate leads • Prospect homeowners through cold calling and outreach • Conduct in-person and phone appointments with sellers • Negotiate directly with homeowners to secure purchase agreements • Consistently follow up and move deals toward closing • Build relationships with local agents for off-market opportunities • Track pipeline, conversations, and deal flow in Salesforce Property Walk-Throughs • Attend property appointments and capture site photos • Document property condition and key details • Coordinate internally to evaluate renovation or development potential Contracts & Transactions • Draft offers and manage purchase agreements • Handle counteroffers and renegotiations • Coordinate with internal teams to move deals from contract to close CRM & Pipeline Management • Maintain accurate and timely records in Salesforce • Actively manage all opportunities and deals • Contribute to weekly reporting and performance tracking What You Handle vs. What We Support You focus on: • Building rapport with homeowners • Running appointments • Negotiating and closing deals • Managing your pipeline and follow-up We Support: • Transaction coordination • Internal deal execution • Project and closing logistics Qualifications: • Experience in real estate acquisitions or sales, with a focus on off-market deals. • Ability to generate and manage leads through proactive outreach and cold calling. • Proven track record of successfully negotiating and closing real estate transactions. • Strong interpersonal skills to build rapport with homeowners and local agents. • Proficiency in using Salesforce or similar CRM tools to track pipeline and deal flow. • Ability to conduct property evaluations and document key details accurately. • Experience in drafting and managing purchase agreements, including handling counteroffers and renegotiations. • Located within 30 miles of Seattle, WA. Compensation: $80,000 - $170,000 yearly
