    GENERAL ROLE DESCRIPTION

    With the Construction Manager’s (CM) guidance and supervision, the Project Manager (PM) is ultimately accountable for success of COMPANY projects in terms of project fee. The PM provides overall administrative and technical expertise and support on the assigned project.  The PM implements and ensures safe project execution to COMPANY’s standards, consistent with cost, schedule and contractual requirements to ensure financial success of the project.  The PM is responsible for the project’s performance in support of these goals. The PM is responsible for providing leadership coordinating all activities on the project site.    Emphasis must be placed on high return activities.  The PM is accountable and responsible to the CM to provide proactive leadership.

    Required Skills

    RESPONSIBILITIES MAY INCLUDE:

    SAFETY RESPONSIBILITIES

    The PM is responsible for assisting in the development, implementation, and maintenance of the Project Specific HSE Plan for assigned projects and to hold the Project Team accountable for the implementation of the COMPANY HSE Plan. The PM will work closely with the site safety management to ensure the site safety team is adequate for the project and actively implement the safety program and participate in audits, job walks and incident reviews as required by COMPANY Policies and Guidelines.

    QUALITY RESPONSIBILITIES

    The PM is responsible for ensuring that the COMPANY quality program is implemented and maintained through the life-cycle of the project.  Specifically, the PM is to participate in the development, implementation, and maintenance of the Site Specific Quality Plan and ensure that the requirements outlined in the Corporate Quality Manual and the Quality Standard Operating Procedures are monitored and controlled until the project has completed the close-out process.  The PM is responsible for identifying quality requirements and ensuring that proper processes are identified and implemented to achieve contractual quality commitments, while assessing customer perception of quality on a regular periodic basis.

    PERSONNEL RESPONSIBILITIES

    • Ensure that all project employees clearly understand the vision and goals of the project.
    • Create and sustain an environment of consistent Behavior-Consequence relationships stressing positive reinforcement to achieve the discretionary effort required to achieve and exceed the project goals while maintaining appropriate and timely progressive discipline relative to unacceptable behaviors before they adversely affect the project.
    • Communicate roles, responsibilities, expectations and authorities to project team members and to verify that these expectations and responsibilities are communicated down to the workers through the proper path.
    • Ensure a current project organization chart is published and available to the project team.
    • Providing documentation of ongoing Claims, EEOC cases and terminations.

    PROJECT RESPONSIBILITIES

    • Delivers expected results for financial, safety quality, schedule performance and client satisfaction for assigned projects.
    • Ensures that the project execution is in accordance with COMPANY policies, procedures, systems and project specific requirements.
    • Has a complete understanding of project specifications and contract requirements and must ensure that these are communicated and understood throughout the project organizational structure.
    • Monitors and controls all contractual commitments to ensure that all work is being performed in accordance with the specifications, drawings and terms of the contract, trend programs, and change order time lines.
    • Leads, manages and coordinates activities of all project staff by direct supervision or through others on the project team.
      • Serves as the COMPANY senior prime point of contact with the client for all day to day, local project issues.
    • Responsible for enforcing contractual responsibilities and resolving disputes with the client.
    • Ensures that all client communications related to the prime contract are documented and are in accordance with the terms of contract.
    • Keeps the client and COMPANY advised of project status.
    • Ensuring timely progress payment requests are made to owner.
    • Conducts periodic project and client meetings to promote and facilitate communication, review progress and performance, discuss issues and facilitate problem resolution.
    • Defines the precise scope of work and through delegation, identifies changes between the original proposal and final contractual agreement.
    • Handling all change orders, including negotiating, processing and assessing cost and schedule impact.
    • Implementing a change management plan and conducting negotiation of changes with the client.
    • Assists and supports the superintendent in establishing the project execution plan and major construction work plans ensuring that work packaging defined to meet execution, schedule and project controls reporting.
    • Ensure that project controls are in place to manage and report budgets costs and forecasts.
    • Ensure that the monthly forecast is accurate, issued timely and is representative of the status of the project.
    • Define and set-up of project progress and schedule baselines meet contract and project needs in terms of the ability to manage the execution of the project as well as providing necessary reporting to COMPANY and client.
    • Negotiating and issuing subcontracts and monitoring their progress, schedule, and risk of default.
    • Review and approve bid tabulations for commitments on all major purchase orders, sub-contracts, and approves critical changes to these documents; within levels of authority as defined later in this document.
    • Maintains a lessons learned log and ensures Corporate prior lessons learned are incorporated into new projects.
    • Planning for contract close out, commissioning, and turnover manuals.
    • Ensures processes and procedures are in place to document all turnover activities and obtains customers final acceptance of the work.

    TRAINING RESPONSIBILITIES

    • Establishes training plans
    • Implements and monitors COMPANY’s existing training programs.
    • Craft Training and Craft performance evaluation.

    CORPORATE RESPONSIBILITIES

    • Provide innovative initiatives to improve project performance, organization, and communication.

    PHYSICAL REQUIREMENTS:

     

    • Ability to safely and successfully perform the essential job functions consistent with the ADA, FMLA, and other federal, state, and local standards, including meeting qualitative and/or quantitative productivity standards.
    • Ability to maintain regular, punctual attendance
    • Must be able to lift and carry up to 50 lbs.
    • Must be able to talk, listen, and speak clearly on the telephone
    • Requires sedentary work that involves walking or standing some of the time and routine keyboard operations
    • Will visit the job site, requiring working in inclement weather conditions and walking distances which can consist of uneven surfaces, stooping, bending, squatting, etc.
