    SUMMARY:

    The primary responsibility of the Maintenance Coordinator is to provide coordination, organization and documentation of maintenance and other minor construction projects. The Coordinator promotes a professional and service-oriented atmosphere for all staff, patients, and residents by helping the ES Director appropriately deploy maintenance resources and manage assets. The overarching goal for this position will be to make the maintenance department run more effectively with improved response time and customer service.

     

     

    SKILL SET/GENERAL ATTRIBUTES:

    • Strong understanding of the requirements to work in spaces occupied by Behavioral Health patients.
    • Attention to detail: Adept at prioritizing deliverables and maintaining focus on multiple projects at one time. Self-motivated and consistently demonstrates initiative, drive and perseverance in achieving objectives.
    • Communication: Able to communicate ideas through email and other types of communication. Responsive to all internal and external customer requests.
    • Teamwork: Works well with and through others. Has patience and cooperation, contributes to overall goals of organization. Able to satisfy the expectation and requirements of both internal and external customers.

     

    ESSENTIAL FUNCTIONS:

    • Act as contractor liaison, coordinate (and accompany if necessary) contractors on maintenance projects. Review contractor work to ensure adherence to applicable fire code.
    • Organize and maintain maintenance inventory and attic stock. Implement a restocking system to ensure repair materials are available to Maintenance Technicians when needed.
    • Help implement CMMS through documentation of facility infra-structure (valves, dampers, access points, etc.) and training of others.
    • Assign Work Tickets based on priority, ability to perform repair and historical knowledge once the CMMS is in place.
    • Organize and lead project to change to LED lighting, including researching and applying for energy grants.
    • Oversee water systems to include the Legionella management plan and DNR required testing.
    • Update and maintain computerized database of contractors reflecting which pieces of infrastructure they care for.
    • Manage NFPA 80 fire door inspection, including going through fire door certification training.
    • Work with locksmith to streamline, organize and document our physical key system.

     

    MULTIDISCIPLINARY FUNCTION:

    • Provide a high level of customer service to internal clients while adhering to budgets and standards.
    • Participate in multidisciplinary Rogers Improvement System projects.
    • Document completed work as required by using established computerized systems.
    • Take personal responsibility to communicate with Department Leadership regarding facilities projects as required.
    • Work as a member of a team.

     

     

    PHYSICAL/MENTAL DEMANDS:

    • Verbal and hearing ability to interact with patients and employees. Numerical ability required to maintain records.
    • Must be able to read and communicate through written, verbal and auditory skills and abilities.
    • Physically/Mentally able to perform job duties as verified by a physical exam by a licensed physician, per post-employment physical.

     

     

    EDUCATION/TRAINING REQUIREMENTS:

    • High School Diploma.
    • Associates Degree or higher preferred but not required.
    • Adept at using technological tools including Microsoft Office Suite.
    • Ability to learn new computer maintenance management systems and teach them to others.
    • Ability to read and understand blueprints.
    • Must be fully vaccinated for COVID unless approved for a medical or religious exemption.
