    Summary:

    The Maintenance Tech II is an intermediate level, non-exempt position that performs routine repairs and maintenance of the facilities. This position may work independently or as part of a team (which could include industry subcontractors). The expectation is this position is familiar with a variety of the field's concepts, practices, and procedures. The position generally requires competency and expertise in two or more of areas including HVAC, painting, appliance repair, carpentry, roofing, counter tops, electrical, plumbing and/or operation of heavy equipment. The position uses hand and power tools to perform carpentry, electrical, mechanical, HVAC, and/or plumbing repairs. This position relies upon experience and judgment to accomplish work and should be consistently high quality without needing much correction. A wide degree of creativity and latitude is expected. The Maintenance Tech II works under general supervision and reports to the Facilities Manager.

    A company vehicle is provided, so a valid driver's license and insurance is important. This position uses hand and power tools and moving of furniture and materials may also be required.

    This is a wonderful opportunity for someone just starting out, who wants to change careers or even in between and that wants to work local. In order to be available to our customers, the schedule is Monday-Friday, 8:30 to 5 p.m., and participates in an occasional on-call rotation, only in case of emergencies.

    Essential duties include the following. Other duties may be assigned.

    Troubleshoot electrical and mechanical problems

    Install and repair appliances, stove, disposal, dishwasher, and refrigerator

    Replace and repair hot water tanks

    Remove and replace vinyl floors

    Remove/repair carpet from apartments and offices

    Caulking/grouting

    General painting

    General plumbing

    Replace and repair light fixtures

    Replace door and cabinet hardware

    Perform demolition for remodels

    Change exterior and interior light bulbs and ballast

    Basic garage door repair

    Change key cores and cut keys

    Change HVAC filters and monitor service needs

    Monitor heavy equipment, perform basic maintenance, inform Facilities Manager and/or coordinate if outside service is required.

    Conduct preventative maintenance work on properties, as needed

    Provide demolition, clean-up and construction waste removal for commercial properties and occasionally, Wildwood Apartment homes

    Care and clean-up of buildings/assets, when needed (for example: windows, flooded bathrooms, signs, etc.)

    Provide “surveillance” and report any issues/opportunities to Facilities and property manager while out in the field. Take initiative by observing issues, communicating and handling deficiencies for:

    Pot holes

    Trip hazards

    Parking violations

    Light bulbs out

    Safety hazards

    Cleaning out gutters

    Broken sprinklers (areas that yellow instead of staying green) or areas that are constantly wet (indicating broken pipe)

    Invasive plants – noticing the work of the landscapers (like the buttercups that have taken hold in the John L Scott landscaping).

    Broken or damaged signs, downspouts, buildings, fences, etc.

    Dumped materials – including hazmat and knowing how to handle it properly

    Transients/trespassing

    Clogged storm drains

    Hazardous trees

    Graffiti

    Observing and reporting unusual changes or issues with tenants or people on the properties

    As part of the Facilities team, this position is assigned to be “on-call” on a rotating schedule for one week at a time starting Friday morning until the following Friday. While on-call you may conduct regular life duties and are not restricted by distance other than staying within cell phone range.
