    ABOUT SBA LOAN DOCUMENTATION SERVICES, LLC

    SBA Loan Documentation Services provides a holistic and sequenced approach to the preparation of loan documentation under the SBA 7(a) Loan Program. Staff is comprised of seasoned loan closers from large volume SBA related financial institutions as well as veteran attorneys with vast SBA lending experience. Whether lenders request standard terms or customized language in their loan documentation, the Company has the ability to create a systematic and dependable process that is not only efficient but tailored to each client’s particular needs and preferences.

     

    POSITION SUMMARY

    The Loan Closing Coordinator is responsible for working with lenders, credit, borrowers, title reps, and attorneys to accurate close and prepare loan documents for SBA 7a requests, such as new loans, renewals and modification. The Closing Coordinator will also market to clients, manage client and manage borrower relationships following all state and federal regulations and adhering to Lender’s and the SBA’s policies and procedures to ensure loan packages and closings are compliant with the SBA’s SOPs.

     

    ESSENTIAL FUNCTIONS & BASIC DUTIES

    • Ensure the accuracy of the loan file, including all packaging documents, satisfaction of credit conditions, and compliance with SBA lending requirements.

    • Work directly with documentation attorney to ensure that the necessary loan documents are prepared and all legal requirements and recommendations are satisfied.

    • Provide accurate, regular updates to clients, lenders and management.

    • Audit loan file for completeness and to determine that all bank requirements and guidelines have been met or obtain the appropriate documentation to reflect approval of an exception to requirements.

    • Review signed loan document packages to ensure that documents are correctly signed, all outstanding conditions have been received, or follows up to obtain missing documentation.

    • Order loan documents after verifying that all prior loan document conditions have been met, submit loan documents for review, package and send documents to lending team for signing.

    • Prepare accurate loan packages after closing for submission to the Bank’s Operation Department.

    • Disburse loan proceeds and reconcile all invoices.

    • Recognize and proactively resolve potential problems in the loan closing process.

    • Review Articles and By-Laws as well as Partnership and LLC Agreements.

    • Gather final estimates and budgets

    • Prepare and coordinate Closing Figures/Statements against Title HUD/Settlement Statement.

    • Order and review/evaluate third party vendor documentation such as appraisals, environmental reports, site visits, title commitments, UCC and lien searches, flood searches, Tax Return transcripts, etc.

     

    ADDITIONAL RESPONSIBILITIES

    • Prepare closing checklists and compile loan documentation to satisfy bank and SBA requirements.

    • Work closely with borrower to answer questions to ensure understanding of loan process, with attention to customer service and closing details.

    • Act as closing agent for loan when needed, reviewing all documentation for accuracy and completion of file.

    • Process all funding disbursements on closed loans.

    • Maintain updated/complete file documentation for timely audits.

    • Demonstrates effective communication, both written and verbal internally and externally

    • Ability to operate and complete tasks within accordance to the Bank’s policies and procedures

    • Working knowledge of SBA regulatory lending compliance and standards.

    • Close loans and handle multiple disbursements until loan is fully funded

     

     

    REQUIRED EDUCATION:

    • High School graduate or GED required.
    • An Associate or Bachelor’s Degree in a related field preferred.

     

    REQUIRED KNOWLEDGE:

    • General knowledge of the SBA’s SOP as it relates to closing and documenting SBA 7a loans.
    • General knowledge of legal entity documentation and loan documentation.
    • A working knowledge of commercial credit principles and pertinent laws and regulations is preferred.

     

    REQUIRED EXPERIENCE:

    • A minimum of two years of hands-on experience as a SBA Loan Closer, loan packaging and working with loan ops, credit or real estate title services.
    • Experience managing multiple tasks while delivering highest levels of customer service with minimal supervision.

     

    REQUIRED SKILLS:

    • Microsoft Office suite to include Word, Excel, Outlook is a must.
    • Organized and detailed oriented.
    • Strong verbal and written communication skills.
    • Proficiency with searching and verifying county and state recorded records.

     

    PHYSICAL DEMANDS/WORK ENVIRONMENT REQUIREMENTS:

    Vision, hearing, speech, movements requiring the use of wrists, hands and/or fingers. Must be able to sit, stand, stoop and bend. A valid driver’s license is required. Must have the ability to work approximately 40 hours per week to fulfill the essential functions of the position.
