Production Management ACE (BUILD)
SFR3 is a boutique real estate investment fund that will acquire and renovate more than $3B worth of single-family homes by 2024. The Fund renovates distressed homes using software-driven operations to scale dozens of markets concurrently with a lean, nimble team. Today the Fund owns 10,000+ homes in 30+ metros, and its portfolio growth is among the fastest of any fund of any size in the country.

SFR3 has built a custom platform - ensuring efficient software-driven operations. That is usually what middle managers (claim to) do, so we don't have any. As a Production Management ACE, you will use this incredible leverage to review and manage budgets and vendors across dozens of construction projects concurrently from your home.

What you'll do
As Production Management ACE, you will play a crucial role on a small team that creates incredible leverage: the central point of trust where we rely on experienced eyes to review/modify, approve and manage millions of dollars worth of work, from urgent maintenance repairs to turns and full scale renovations. You will drive successful business outcomes across a portfolio of projects – on time, on budget, passing our quality checks.

- Attention to detail: Your sharp eye catches even the slightest discrepancies in specifications, from countertop square footage to paint shades, uncovering hidden issues like water damage or potential expenses.
- Managing budgets: Beyond adhering to specs, your questioning attitude, and ability to seek creative and efficient approach excels in creatively aligning scopes/change orders with budget, timeline, and quality standards.
- Swift Decision-Making: In a rapidly growing environment, your organizational skills and decisive mindset are crucial. Managing approvals efficiently ensures our builders can maintain momentum.
- Construction Expertise: Your hands-on skills or extensive experience equip you with an innate understanding of the time, effort, and materials required for repairs or replacements, making you an invaluable asset to our team.
Your Responsibilities
- Scope and Change Order (CO) Review (50%):
- Oversee a significant portfolio (~900 doors) to ensure successful business outcomes, focusing on creating resilient homes while optimizing for yield targets.
- Rigorously review/approve scopes and change orders, ensuring alignment with true work value, using photographic evidence and leverage of our field teams.
- Serve as a technical/construction subject matter expert on company products and services, guiding and supporting field employees.
- Develop and maintain an in-depth understanding of company spec, products and services to better support project success.
- Direct-to-Vendor (DTV) Responsibilities (50%):
- Strive for victory by quarterbacking a remote team to deliver top rental homes with robust cap rates, leveraging skills and determination.
- Frequent direct engagement with DTVs, providing crucial support, and promptly resolving issues for mutual success.
- Ensure seamless progression of DTV projects through proactive communication, training coordination, and data analysis.
- Collaborate with DTVs to resolve QC punch items, ensuring high-quality project outcomes. Manage vendor relationships, negotiate bids, ensure compliance, and monitor project progress and quality.
Preferred Qualifications
- Bachelor's degree in business administration, property management, or a related field.
- 5+ years of project management experience, specializing in scope review and change order approval within real estate or multi-family industries.
- Previous expertise in troubleshooting technical issues in construction or real estate projects.
- Exceptional communication, interpersonal, and negotiation skills for professional interactions with vendors, stakeholders, and efficient management of relationships and project progress.
- Strong analytical and critical thinking skills for project assessment and improvement identification.
- Strong problem-solving abilities, adept at navigating ambiguous and complex situations.
- Ability to work independently and collaboratively in a fast-paced, dynamic environment.
- Proficient in managing large amount of work from behind a computer, where big data systems are your tool
- Proficient in Excel / Google Sheets and experience working in multiple SaaS systems
