    JOB DESCRIPTION

    The Self-Storage VP of Acquisitions and Development will be responsible for sourcing self-storage acquisition and development opportunities, preferably in high growth states.  They will also be responsible for establishing a market presence and a maintaining of a referral network of self-storage developers that are in need of joint venture equity.  The ideal candidate will already possess a robust network of contacts in the self-storage space (brokers, developers, owners, etc).

    Sundance Bay is real estate private equity firm with over $2.3 billion of assets under management.  The company is based in Salt Lake City, Utah.   

    RESPONSIBILITIES

    • Source, underwrite, and execute self-storage acquisition projects or development projects.  Ability to take a project from cradle to grave.  This includes analyzing ground-up development projects, project viability, market trends, income/expense performance, construction costs, and zoning.
    • Experience in either self-storage development or self-storage acquisitions is a must. 
    • Manage a joint venture development portfolio with an ongoing awareness of the management and condition of the collateral.
    • Develop and execute a method of business development, prospecting, cold calls, and customer retention in support of continued portfolio growth. Meet assigned origination goals to comply with profit and growth objectives.
    • Have strong ability to analyze development information and its appropriate relationship to the success of the project. Analyze cash flow for existing and proposed projects and that relationship with the current marketplace.
    • Understand the flow of development, construction, asset management and manage negotiations between owners and contractors in active construction projects.
    • Understand documentation of all types of real estate capital (JV agreements, debt origination, etc).
    • Understand all real estate title issues and the appropriate lien structure and documentation of loans. Be prepared to approve title reports and to correct unacceptable issues.

    POSITION REQUIREMENTS

    • Bachelor's degree from a four-year college or university
    • Must possess a level of expertise that is usually acquired with 8+ years of self-storage development or acquisitions experience
    • Existing broker and direct developer relationships in assigned market.
    • Deep understanding of real estate deal making and relationship building.
    • Deep understanding of the due diligence process within self-storage real estate both at a market level and at the property level
    • Working knowledge of Word and Excel.
    • Must have perceptive character judgment.
    • Ability to work autonomously.
    • Understanding of credit with the ability to making sound investment decisions.
    • Excellent organizational and analytical skills
    • Strong relationship management skills combined with an ability to interact with others in a positive manner.
    • Ability to maintain confidentiality regarding all customer and employee information.
    • Excellent written and verbal communication skills.
