Our client is a custom home builder in Monmouth County, New Jersey, with more than thirty-five years of new homes, additions and major renovations for affluent homeowners along the shore and inland. New homes run $5–10 million and remodels $500,000–$3 million, and roughly eighty percent of the work comes through referral and repeat clients.
The role
You are the person who brings in the work and carries the client from first call to signed contract. The role is equal parts business development, networking, and the hands-on care of inbound clients through preconstruction, with a real share of the estimating, so the person selling a project understands what it costs to build. The company will train the estimating; it will not train coachability. You report to the owner.
What you will do
- Generate qualified leads through networking, referrals, community involvement and strategic outreach, and build a pipeline of prospective clients.
- Build relationships with architects, interior designers, real estate agents, property managers and other referral partners; represent the company at networking events, home shows and industry functions.
- Take the first call on inbound inquiries, lead the initial consultation, and guide the client through preconstruction as their trusted advisor, coordinating with design, estimating and project management.
- Participate in estimating: assemble scope, solicit subcontractor and supplier pricing, and develop proposals with the estimating team.
- Follow up consistently through the sales cycle, negotiate and secure signed contracts, and hand off cleanly to the production team.
- Keep the CRM current, report on the pipeline, and foster the relationships that generate repeat business and referrals.
What we are looking for
- Sales or client-facing experience in construction, the trades, building products, luxury home services, real estate, remodeling or architecture. Selling to or working alongside builders is a strong fit.
- Coachable. The company operates in a specific sector of the market and has a strategy that works for its clientele.
- Organized, detail-oriented and personable, with the drive to build a book of business; comfortable with numbers and able to learn estimating.
- Polished and professional with affluent clients; strong networking ability and excellent verbal and written communication.
- Valid driver’s license and reliable transportation. Monmouth County office, in the office and in the field.
Compensation and benefits
$80,000 base salary plus commission on the gross profit of every project you sell. A realistic first year is $110,000-plus; established performers earn well above that.
- Medical coverage after ninety days, with a $500 per month company contribution toward the premium.
- 401(k) after one year of service: contribute at least 5% of pay and the company contributes up to 4% of annual salary at year end.
- Eight paid holidays after three months of service.
- Paid vacation: five days after three months, rising to ten days after three years, twelve after seven, fifteen after ten and seventeen after fifteen.
- Up to forty hours of paid sick leave a year.
- Mileage reimbursement and annual company events.
