    Scully Company is seeking a Part-Time Groundskeeper for its Set Point Apartment Community, consisting of 230 units. 

    The primary responsibilities of the Groundskeeper involve the upkeep of the property in order to enhance and maintain its curb appeal.  The Groundskeeper will also assist the rest of the staff, as directed, in their efforts to manage the property in an efficient manner.  COMPENSATION: $14.00/HOUR

    DUTIES AND RESPONSIBILITIES:

    PREVENTIVE MAINTENANCE/SAFETY

    1. Checks and replaces exterior lighting on a regular basis.
    2. If certified for pool maintenance, cleans and maintains pool as directed.
    3. Maintains awareness of proper safety precautions at all times.
    4. Constantly observes condition of apartment property throughout the community and immediately reports and/or initiates action to correct unsafe conditions.
    5. Must be aware of all utility meter cut-offs, apartment and fixture cut-offs, sewer cleanouts.
    6. Ensures that storage areas remain locked when not in use.

    GENERAL

    1. Physically walks the property on a frequent basis and removes litter, debris and pet droppings from the grounds.  It is especially critical that the following areas remain neat and free of litter at all times.

      1. Pool area.
      2. Laundry room.
      3. Mail rooms (if applicable).
      4. Dumpster areas.
      5. Recreation areas.
      6. Grounds adjacent to the road, in front of the office.
      7. Walkways to and from, and in-between buildings.
      8. Parking lots and drives.
    2. Performs "trash-out" duties at vacated apartments on a daily basis.  Removes all abandoned furniture, trash, boxes.  Transfers to dumpster or storage area, whichever is applicable.

    3. Details property on a regular basis.  Cleans and rakes shrub areas; shovels mud when necessary.  Uses blower to keep sidewalks and walking areas clean of loose grass and brush.

    4. Repairs and replaces windows, screens, sliding glass doors, etc.  Performs routine maintenance on property as requested by manager and senior maintenance technician.

    5. Assists with various physical tasks as directed; e.g., tearing down fences, digging post holes, carrying abandoned sofas, etc.

    6. Assists with "make-ready" duties when requested by the manager or senior maintenance technician.

    7. Helps clean and maintain storage areas.

    8. Performs interior and exterior painting duties when requested.  Carries buckets of paint from storage area to work site.

    9. Completes minor and routine service requests when requested by manager and/or senior maintenance technician.  Follow procedures when service requests are performed.

    10. Changes locks, makes keys when directed.

    11. Distributes resident communications to residents; e.g., upcoming events, pest control notices, newsletters.

    12. Performs work area clean-up and safety related duties.

    13. Assists in keeping grounds neat and free of litter; e.g.,   rakes, sweeps, shovels as circumstances warrant.

    14. Performs any additional duties assigned by senior maintenance technician and manager.

    QUALIFICATIONS: Must meet all physical requirements and be able to take direction.

    WORK HOURS: No more than 24 hours per week. Set schedule can be split over 5 half days, or 3 full days.
