    Manager - Real Estate Development – Finance

     

    Self-Help Enterprises has an opening for a Finance Manager in the Real Estate Development. The Manager will work on financing aspects of affordable housing development projects throughout the eight county service territory. The Manager will report to the Director of Real Estate Development.

    The Manager will support efforts to identify, prepare and submitt competitive applications to federal, state, local and private funding sources for site acquisition, predevelopment, construction and permanent financing. The Manager will also oversee the budget development process internally and with other professionals, including financial consultants, attorneys, finance agencies, title companies and public officials to ensure a desired outcome.

    The Manager will work with Real Estate Development and Accounting team members on regular lender reporting and relations; tracking of project budgets and closings; and will take a primary role in the development and integrity of financial models and data presentations. The Manager will also work with the Asset Management team to develop and track property performance including capital accounts and the allocation of losses, and ensure all pertinent financial details are included in the hand-off from Real estate Development to Asset Management.

     

    Responsibilities include:

    • Develop system of tracking property performance in partnership with Asset Manager

    • Assist in closing loans and project financing (predevelopment, construction, permanent conversion, and general operating capital)

    • Prepare and update project proforma, construction budgets, cashflow projections, capital outlay, and operating budgets

    • Collect and analyze project cost data and expense trending, and then apply updates to project proformas during predevelopment

    • Coordinate a highly level of specificity in operating budget development during predevelopment in partnership with the Asset and Property Management teams

    • Serve as a liaison between Real Estate Development and the Asset Management team

    • Effectively communicate the project stakeholders to ensure financial goals are met

    • Assist in tracking program regulations, analyzing the impacts of programmatic changes on projects budgets, engaging in stakeholder feedback and the preparation of comment letters.

     

    Qualifications: • Four-year college degree or equivalent work experience in finance, real estate, or related field • Significant finance/accounting experience • Ability to prepare complex financial feasibility analysis with attention to detail • Ability to establish deliverables and implement approved actions • Must work well in collaborative team environment, embracing diversity and recognizing contributions • Strong written and verbal communication skills • Strong analytical skills and attention to detail • Ability to work effectively on multiple projects with tight deadlines Salary DOQ This is an open-ended recruitment and will continue until filled.
