We are seeking an organized, detail-oriented, and service-minded Seller Guide to join our team. This role is responsible for managing inbound and outbound communication with potential sellers and plays an instrumental role in converting marketing functions into acquisition opportunities. The Seller Guide will serve as the first point of contact with potential sellers, building rapport, following our internal sales process, and effectively extracting the necessary information to analyze the deal. Miscellaneous Details: • Hours: M-F, 8:30-5:30 • No nights, weekends, or on call • PTO of 2 Weeks per Year • 9 Paid Federal Holidays Responsibilities: • Daily script and roleplay for a minimum of 15 minutes • Spend a minimum of 1 hour on long-term opportunity mining • Live answer all inbound calls and respond to web lead submissions within 60 seconds • Facilitate responses via call, email, and SMS • Maintain all necessary follow-ups with previous contacts to schedule an appointment or collect additional required information • Perform sales calls in accordance with our lead intake flow and sales process • Manage call lists and database entry/updates daily in Podio and other relevant CRMs • Accurately report lead information using daily scorecards and manage and report daily KPIs manually and automatically • Conduct outbound calls to targeted niche lists requiring motivation-specific scripting • Follow up on leads using team standards with the goal of scheduling appointments • Network and prospect for motivated sellers through cold calling and events • Work with the team to identify opportunities in "Off-Market" segments • Follow up on good prospects from returned mail and undeliverable addresses • Ensure appointments are scheduled, and confirmation calls are completed within 24 hours • Determine through prospecting whether the seller is a good candidate for a cash offer or listing their home • Follow the prescribed Skip Tracing Process to generate leads and set appointments for Acquisition agents Qualifications: • Exceptional written and verbal communication skills • Proficient in RESimpli CRM preferred and Microsoft Office • Excellent organizational abilities and the ability to remain calm under pressure • Proficient in data entry and research • 1-3 years of service, sales, and/or management experience • 3-5 years of administrative experience Deliverables • Mastery of Sales Process • Achieve a live answer rate exceeding 95% • Follow up with all incoming leads within 1 minute • Maintain a contact-to-lead rate of over 80% for new leads • Report daily 2-way conversations • Maintain a lead to appointment rate over 72% • Record outbound attempts (categorized by phone and SMS) • Record outbound contacts made and appointments set • Record appointments reset or resurrected If you are a highly motivated, results-driven individual with a passion for real estate and a proven track record of success, we encourage you to apply.
